Even though I'm actively looking for Hog Hunters to lease, I'm looking ahead to this years deer season. I don't have a leasing strategy locked in, so I was wondering what your opinions were on this one:

Have a nightly rate for lodging (& general land/hunting access), so if no deer was harvested, then you'd only pay for those nights. Then if bucks were harvested you pay by the B&C class. I was thinking about having, say 4-5 day long weekends (there are approx 12 weekends in South Texas during deer season). This strategy requires a pricing table such as:

Ranch Lodging $yy1/night
120-129" B&C class buck $yy2
130-139" B&C class buck $yy3
140-149" B&C class buck $yy4
150-159" B&C class buck $yy5
160-169" B&C class buck $yy6
170-179" B&C class buck $yy7
180+" B&C class buck $yy8
190+" B&C class buck $yy9

So, I'm asking what values for $yy1 thru $yy9 would you put in for me to consider. Again, I'm not looking for what you'd find on the internet, but what you, the individual hunter, thinks would be fair for their personal reasons.

Not knocking what you're trying to to do at all, but it sounds like you're selling package hunts not leasing.

Package hunt = pricing structure, 1 ~ 5 day hunts, pay by B&C class, extra charges similar to what you propose.

Lease = one set price for use of property/exclusive hunting rights for at least one specific species entire hunting season.
Year around lease = one set price for use of property/exclusive hunting rights for year around all game seasons and varmint / predators included.
No extra charges for animals killed.

Lease = $7 ~ $20 total per acre depending on amenities.

As rustler mentioned I'd look around your area for other ranches with similar conditions and see what they are charging. Leases can go from $2500-15,000
A spot depending on what's on the ranch and what's provided.
