I have a friend who wants to lease me 45 acres in Ozona, Tx. for $1400 a year, which is about $31 an acre. This land has never been hunted before and there is a lot of work to be done to get it ready. After doing some research I've noticed that leases go for about 5-21 an acre. I'm thinking of offering him $10 an acre since ill be doing all the work for the first year. Is this reasonable? Plus, there is no water or electricity on the land and no idea if there is even any game on the property.

My guess is he is pricing it per gun rates for the area and not by the acre. I would not pay that much for that size place without knowing more about what is around land acreage size and what amount of deer are in the area.
Are idiots multiplying faster than normal people?

For what is offered on the place and how small it is id say your offer is fare....but its less than a third of what hes asking....i see him wanting to at least meat you in the middle

How good a friend is this guy? If it were mine you'd be hunting for free, maybe offer to pay the taxes or help with improvements but WOW, $1400.

$1,400.00 a year for 45 acres, then ya gotta worry about neighbors getting mad cause ya hunting the deer they've been feeding for years.. if ya take it, i'd say your a good friend, he may need the money, times are tough, an good places ta hunt re getting hard to find.. been reading about all the public land that might get closed down cause of shortage of funding's... it's your money..

How good a friend is this guy? If it were mine you'd be hunting for free, maybe offer to pay the taxes or help with improvements but WOW, $1400. This is what I was thinking too.

It's a friend of a friends sister. The property just sits there and I have a feeling that they are just going by the average price is around here without taking the price per acre into consideration. No one has been on it for two years, so they have no idea what they have, I'm assuming. Out of curiosity, what would you guys offer?

I'd offer $500 for unlimited hunting while you did improvements like clear fences and set up everything. If they dont like that, tuff. Starting a new lease from scratch. . . TIME CONSUMING.

Do not be surprised if the deer on the place (if any) are a tad on the small size. Thats what I found around Ozona several years ago. IMO $1400 is riduculous

I would not offer anything until I looked at it.The most important thing is what goes on around it. Around there you may be able to take one buck per 100 acres. If the neighbors shoot him you are SOL.

I think that would be fair, IF the property is good habitat with large neighbors. Check it out first. A friend of mine has a small place,(ironically just over 45 acres) near Chalk mountain, which unfortunately has been in the news a lot lately. It's covered in deer. Large ranches surround him.

So I told them I would take the lease because I was going to split it with a buddy. So, it actually comes ou to about $58 a month. He said that although its only 45 acres, it is surrounded by 1000 acre ranch. I told him that we wanted to see the property first.. What do I look like for signs of wildlife (deer, hog, turkey, ect.)? Is it okay to put corn out and a game cam? How long?

Dude, don't do it!!! That is WAY over priced for the area and there will be NO WAY you're going to be able to hunt TWO people on that size in that area unless you are sitting in the same stand.
For $1400 you could get 400-500 acres (1 spot) on a larger ranch of 10,000 acres or more. I know of MANY places in the area that are established and are $3-6/acre. Even $500 is too much without exotics!!
Most of the area is badlands and even areas that are "lush" you are probably going to see 100-200 acres from an elavated stand. A lot of stands down there are 20' or more in the air and folks can see for miles - which is what you need because of the low deer densities.
Furthermore, once the 1000 acre ranch knows you're there they are gonna be really ticked off - because they know if you get a deer it will be coming off their property. Expect to be run off. Expect your stuff to be messed with or somebody put up a stand that has your entire 45 acres in view
I wouldn't touch that if your friend paid ME. And if you do take the risk, if offer no more than $150 - your friend is no friend if he wants $1400

Where are these $3-6 an acre leases? I'm having a very hard time finding them online without having to sign up,and pay for a lease finding website. Or is it worth paying for those websites?

Take the time to go out and check out the place. Talk to the neighbors, if you can.
My dad bought a place between Rock Springs and Bracketville. It was originally 2300 acres, but was broken into 50 acre tracts for development. His property was the very northeast corner of the property.
It had deer on it the first year. The second year, I got a look at some of the baby deer that the neighbors were killing. There was absolutely no deer management on these places at all.
The last season that he owned it, I talked to all of the neighbors on the 50 acre tracts that were near my dad's place. I told them that our plan was to not shoot anything with less than 8 points and nothing unless it was outside of the ears. They all agreed. The first morning of rifle season, I heard a neighbor shoot. I went to see what he had killed, expecting a nice buck or a doe to be hanging. I got there only to find a button buck that was less than a year old. I'm surprised that the spots were gone.
Needless to say, I convinced my dad to sell the place and move to a different area of the state.
2300 acres divided by 50 acres means that there were at LEAST 46 hunters, if each parcel only had one hunter. In most cases, there were 3-4 hunters per parcel. I can't imagine that you can even find a deer on that place now.
Oh, and the neighbors on the large property next door ended up putting 3 blinds across the fence from our property after our first year. The went to their blinds late and left early. They made noise the whole time they were there. I could hear them talking.
So my $.02 would be DON'T DO IT!!!!!
Wow!!! So if someone is charging $1400 for 45 acres, I should be able to get $2100 for my 60 acres. Hmmmm!!! That would be enough to go to a REALLY NICE ranch to hunt. I may have to least my place out. (Won't happen.)

Update- I decided not to take that property. $1400 for 45 acres did and probably is a rip off. The good news is that a friend of mine just bought 100 acres in junction with a pond and a sleeping trailer with water and elecricity and is leasing it to me for the same price. Ther will only be two of us on that property and no one has hunted there for 4 years. We should be able to start April first, perfect for turkey season. Thanks everyone for their input!

I think you made the right decision but just to throw this out there.... A buddy of mine owns 7 acres that has a constant flow of deer through it. It all depends on the location and the neighbors. There are some areas in Texas that I would pay $1400 for 5 acres in the right spot. ;-)
