You can put it on Lands of Texas but its expensive to join

good luck trying to sell it on the THF. alot of members up in that area so maybe seller can get lucky.
FSBO is hard to sell if no advertising is taking place.

I figure he going to try it this way for a while, if it don't sell by Summer, he may find a Realtor in the area..It's a heck of a nice little place, just got to find the right person I guess.

Stompy, I am surprised as well but $400K is still a decent chunk of change to drop... I know that's right,,,But still a good investment. When I started buying land out here 15 years ago, it was $425 an acre. With it being so close to DFW and with an 8k acre ranch around it, I bet this ranch would fetch $3000-$3500 an acre at least,,in another 10 years.

Buyers are flush with money and looking to buy quality properties. My advice to him is to find a realtor. its hard to sell a FSBO when your dealing with ranch prroperty because its hard to get the word out unless your selling to a neighbor. As many folks that there are on the THF, probably about 3 % are financially stout enough to make a ranch purchase of $400k or more. Pm me the info. I know a doctor in FW that is looking for ranchland, but I'm going to take a commission or No sale

Here's the deal, he doesn't have to sell it. I told him it might take a while to sell if he doesn't want to go thru a realtor. He told me he's in no hurry. It'll sell in a month or it might take a year, who knows.
