Aplogies to everyone who has PM'd and not gotten an answer back or asked a question on this thread. Since most of you hunters give your lease's up after turkey season right now I'm scramblin trying to put together places to hunt other than this one listed. Then as it always seems to happen I get busy at my regular job whenever this sideline business is at its busiest. I will get back to everybody as I have time, and I will have some other leases available soon.

I will still have my regular management hunts on the big Ranch down by Lake Ivie and Game Ranch in McCullough county starting September 26th for Bow season. Another deer season almost 4 months long.

Ok just an update, I'm off work today and will be calling everybody, returning PM's or replying to e-mails. The land owners added another 260 acres to the deal. As it sits right now it is $22000 for 2080 acres.

Ok at 13 people its $1695 per person. at 14 people is $1571. Being this is a family lease I would opt for more land per gun. 13 people is 160 acres per gun. 14 people is 149 acres per gun. Never do math while buzzed

Im sure you got bombarded with messages. I agree with you, I think more land per hunter will work out in the long run. Especially if your trying to keep it a good quality family lease...Too many guns can lead to too many problems.

Ok finally we will sign the contract with the landowners tomorrow. This is a family ranch and I had to go thru everybody in the family to get everything ironed out. I'll try to get some rules typed up just want to get all the particular no no's from the land owners before I start showing the place. Just don't want to tell somebody something that isn't true oe have to say I don't know but I'll ask the landowner a million times.

Ok I finally have everything tied up on this deal. I hope gutshotcharlie will post on this beings as how he was down there with me yesterday. If you like to fish or duck hunt this place is right up your alley. There are tanks all over this place and there is about a 15 to 20 acre lake. Year round access with fishing is allowed. There are 2 campsites on the place one with County water and electricity one with just electricity. There is actually a Cellphone tower right on this place and you can get a full signal anywhere you stand on this place( thats either a drawback or a bonus depending on your point of view.) The place is litely grazed and theres grass everywhere. Everywhere we stopped yesterday to look around we could hear quail whistling. The owners tell me that Teal winter there by the thousands. I talked to the last bunch of hunters who had the place for the last 6 years and they said that the 3 wheat fields were always full of deer in the evenings. I need to get the rest of the group together so If we've been exchanging PM's or if your seeing this for the first time give me a call and we will talk. It would be hard to find a better place to bring the family with the fishing and different kinds of game you can hunt.

Enjoyed the tour of the place yesterday Tim. I agree with you that there are better places around for deer hunting alone but if a body likes to wing-shoot & fish also, this is the place to be. I'm not a duck hunter but I may be come this winter when I see a thousand teal coming in feet out, wings cupped & ready to die! There is a lot of open grassy areas & not much thick timber but we did see deer & turkey while we were there & I expect we'll see more. I'm looking forward to it.
