I just saw a place in Throckmorton Co on Craigslist and they r asking $21 an acre! Wow! Anyone contact this person yet?

Just talked to the agent. landowner does not run any cattle so he does not get any grazing revenue, in years past the landowner has leased out the wheat fields for dove hunting for around $4k per year and had 4 guys deer hunting at $1625 each. That is how he got to the $10,500 price.
He says the landowner is asking for the same amount that his neighbors are getting.
guess I can not blame him. besides, I think the acreage pricing really does not apply anymore to anything less than 1000 acres from what I have seen on here and elsewhere.

I was just talking about Throckmorton with another hunter earlier today. He said that its ify there, one side has nice deer and the other side has very few.
Isn't it funny how day by day nothing changes but when you look back everything is different.
Nowadays people know the price of everything and the value of nothing.

As long as we continue paying the ridiculously higher lease prices. They will just keep going up. It is simple economics. Price will always reflect what the market will bare.

Higher deer numbers near the Throckmorton-young cty line.as you head west towards Haskell cty,more farmland-cotton fields and less brush. Find some good Mesquite country bordering a wheat field and you could hit pay-dirt. Lots of big deer killed every year in Throckmorton.
Life is too short, as is. Don't chance it. Don't text and drive.
