Well every deer lease I have ever been on I end up getting stuff stolen and usually see very few deer. This year I got on a lease about 20 miles west of Bowie, TX in Clay county and when I got on the lease the landowner told me it was just going to be me and 4 other people on this 500 acre lease. Well about a month ago I show up to the lease and see someone decided to steal my trail camera next to my feeder. They were nice enough to cut the tie wraps that were holding the camera to the tree and place them in a neat pile directly underneath my feeder as if they are just trying to get to me or make a point. I'm just curious why they didn't steal the feeder, ladder stand, or my new double bull that were in plain sight. Then I found out that on this 500 acre lease the landowner put a total of 13 hunters, not 4.

Ya that landowner needs to be a used car salesmen. He seemed like a good ole country boy you could trust but he sure got me and the rest of us.

He is a Sorry Low Down WORM !! There Should and Probably are Law's to protect Lease hunters from that type of fraud !

Did you have a written lease contract?

Need to have a written contract that specifically states who is and isn't allowed to hunt.

Does he have a bull?

I wonder if this is how some of them brush fires start sometimes......

1, Does the lease contract mention the number of parties to hunt the lease for the leased period?
2. Does the lease contract have a clause about the validity of oral agreements/additions?
3. Did he say there would only be 4 other hunters before or after you completed and signed the contract with him?

if you have a contract take him to court over it....it happened to me on a 6k acre place in crane and upton county i had leased, said he leased to 8 of us turned out to be almost 25....and me and a buddy soent a small fortune on protein and corn, we were trying to start a management program and he seemed to be on board..we busted him red handed, confronted him and he denied until we threatened to take it to court, he refunded all money but we were still out the feed bill.

If you have a written contract sue him. My uncle had the same problem where a landowner intentially double leased to make extra cash. My uncle won the case and $4,500 above and beyond his lease monies. The judge called the guy a swindler and if were up to him he would make it where he could no longer lease to people. My uncle was very pleased.

Just another reason to buy your own ranch or day hunt. I never see any good stories about leases on here. It's always theft, lying, mini-me nazi co-leasers, etc..

I think the lesson when getting a lease is: Convey ALL your expectations upfront and make sure everything is in the contract. Go over the contract in detail - leave no assumptions. Be prepared to litigate.

As a real estate agent told me one time, "Mutual distrust between a buyer and seller is a good thing".

A lot of bad stories this year, you guys need to start posting the names of these crappy leases so atleast some people will know to avoid them. They/he will continue to do stuff like this until you hit him where it hurts.

Two, not really if you figure they should have started feeding August or September and on 500 acres even one extra should be spotted right off.

In most stories there are 3 sides, theirs, the others and what really happened. This story should really be a good one, maybe even qualify for a movie contract.

I personally have not had this happen, but have heard of this in the past. Friend of mine hunts in Ohio. Thought he and 3 other guys were the only ones on a 200 acre lease. He set up a feed station.
On opening morning he went into his blind well before daylight. Saw the occasional flashlite beam and heard some noises that made him curious. When the sun came up he said it looked like he was hunting in a pumpkin patch. He left the blind and went to talk to the 'pumpkins'. Turns out the '3 others' had brought along their relatives, friends, and next door neighbor (total of 17). The other parties involved THOUGHT the owner had generously placed the feeder and did not verify.
He did have a contract and got his money back without going to court, but he was out the money he spent for the feed.
