I am helping a landowner find hunters for a great little place in Runnels county. It is approx. 135 acres located approx. 10 miles NE of Ballinger toward the Crews community.

It has a spring fed creek flowing through it that had water all summer. That is unreal for our area this year. This place has no stock and has had none in several years. It is very thick and has two fields that are usually planted to grazer and wheat. There 3 feeders already going since August. There are also two open top tower stands and one enclosed tower blind in place.

The camp site consist of a 26ft fifth wheel trailer that has a king bed and two singles. All appliances work and there is a covered porch attached to it. It is hooked up to water, electricity, septic and also has a dish ready to be subscribed to.
It has a deer cleaning station and gas grill in place. Also, believe it or not, it has garbage service available.

This place is a honey hole for deer and turkey and there are a few hogs in the area. Owner does not want to hunt the quail or rabbits. Everything else is fair game.

This is one sweet little place and you wont be sorry if you lease it.

The owner realizes it's late and he wants either 3 guns for $1000.00 or 2 guns for $1500.00. This will be for this deer season through next springs turkey season. At that time, if all is well with you and the landowner, he will negotiate a long term lease.

This sounds like a small place, but the way it lays with the creek meandering through it, it will easily hunt 3 people.

Total price whether it's one hunter or 3 is $3000 for the place. Is that correct....

3000.00 is the total price for this season only since it turned out to be a last minute deal. The place will handle 3 guns without a problem but he would deal with 2 at 1500.00 if that's what you have.

This is a very neat little place and the owner is a great guy to deal with. It is a complete package deal for someone looking for a walkin and hunt deal. His previous hunters had financial problems and waited pretty late to let him know they couldnt come back. They had been with him for 6 years and he was hoping they could work it out and waited until the last minute to try to re lease it.

It will be one heckuva turkey lease this spring. Ron

Hogs are in the area, but not as thick as in other areas. You will probably kill 2-3 throughout the season if not more, if you work at it. Ron

Full price is 4500.00 for 3 hunters. 1500.00 per gun. He has potential takers looking at it Wed. I will post tomorrow if it has been taken or still available. I have a pm from a member who has first call if this deal falls through.
