Always been fortunate enough to have family land to hunt, but am thinking of going another direction. What is the average cost for annual lease, just bare lease I supply feeders etc. Just the cost of land access. Thanks

Depends on the terrain, number of hunters, county, electricity and water, etc. There are a lot of things that would determine the cost.

Most of the leases that I've seen are upwards of $10-12 an acre.

I've found a few East Texas leases that are cheaper, but they come with some pretty awful politics.

silentex, I don't know what you mean by awful politics. I have an east Texas lease and there are no politics. The cost per acre is one thing but your cost will depend on whether you are getting the lease yourself or getting on an established lease- $10-$12/acre doesn't tell you much without knowing how many acres and number of hunters. It makes a big difference in your cost if you get on a 2000 acres lease that costs $12/acre if there are only 8 hunter vs. 15 hunters. I know there are some that refuse to get on a lease unless they have 200-500 acres per hunter and that does make a difference, safety wise, in the part of the country you are leasing. More open country would require more acres per hunter. It also depends on if the lease you get on is on a management program with protein being fed and/or food plots in place. That goes hand in hand with whether you are looking for a place to hunt and put something in the freezer or a quality place with mid-100 class bucks. The there are the other things like what txshntr mentioned. You can expect to pay between $1200 to $1500 for a decent year round lease. If you don't mind east Texas you can pay a lot less.

silentex is prolly referring to places that have BODs and folks can vote in a one sided board to get their ways pushed through.. Renfro has been that way at times, Carter Pasture can get like that.... PI you have to do the politicin' before you can even get on the place, etc... The politics is there on those type leases. LOL, FL down in Tyler Co was gosh awful, it was split between the LA guys and us TX folks and every yr when terms for some board members were up, the phone would be ringing off the hook trying to size folks up and see if they would make mention of us calling them and telling them to vote a certain way.

In my experience there isn't an average lease price.
Varies from $5 ~ $15 an acre depending.
A few places are cheaper, some more expensive.

what area you looking ditchdigger... that will be the most important factor in costs.

i woulda guessed the average lease is closer to $2000 judging by what i've seen advertised. if i could find something in that $1200 to $1500 range within 3 hrs of home(georgetown)i might actually take the plunge.i know they're out there just not havin much luck finding them

between Houston & San Antonio roughly, not too far south is generally the area. Never had to lease a place to hunt and wondering how much is too much. Thanks

crownpinetimber...look @ Angelina Co under available standard leases.

What rifleman said- go to www.crownpinetimber.com and you can follow the prompts to get to where the open leases are up for bid in the different counties where land is available to lease. You can bid on your own property to lease or you can join already established leases that are looking for members. There is currently a tract up for bid in Angelina county. You can also go to www.hancockrecreation.com to look at a lot of former IP timber land that is up for bid. I have never gone thru them- I got my lease thru Campbell Group (crownpinetimber). Campbell Group won't let you bid on a tract unless you click on that you have physically seen it. I would suggest that you check it out before bidding on it.

West Texas and the Panhandle regions are a little less. Most are in the $5 - $8 per acre range, slightly less if you don't want the quail rights. I'm paying just under $4 per acre for all legal game in all seasons on my current lease.

I MAY (note I said MAY) have an opportunity to pick up an additional 18,000 acres near Colorado City for next season. If I do, I expect it to be approximately $5 - $6 per acre for all legal game all seasons.

Premium places in S. Tx. are $15-$20 acre. However I've seen some places as low as $10/acre. Our current lease is $17/acre. I know of a place near Eagle Pass that was just leased for $9/acre but has no improvements, no water, no electricity, no cabin/lodge, no open senderos, no food plots, no nada. The guy that leased it has a lot of work to do on it just to make it huntable.

Five of us are on a year round 700 acre lease in Gillespie County for $6000.00.

My lease is south of OH Ivie and East of San Angelo in Concho County. It is around 7k acres and is $6/acre. The ranch is 10k acres and we lease 6k of it, 4k is not hunted. We lease out the neighbors 1k. We can access it all year and we hunt all seasons and game with the exception of quail.
