That price does reflect the for sale by owner price, if you wait until he has to hire an agent the price will go up acordingly.

This low fenced ranch will go head to head with South Texas with a lower price and a much shorter drive for people living in north and central Texas.

Before any price talking would acure you would have to talk to the land owner and get a private showing; even the pics dont do this place justice.
