Im the lease owner boss incharge im the one that sends the check for the lease this year im short of hunters so i thought it would benefit the group if one would get someone they could trus to join the group. I found out that one of them posted and and for the lease but at a higher price i just think its not right or trustworthy hunter to do that how would this issue should be taken care of. I am the one in charge to allow or not , anyone to join the lease any advice on how to handle this should i just cancel his spot for this coming year what are my options
I'd run off the guy that listed it at a higher price. Then list the openings here in Lands & Leases myself, if I were lease boss / in charge.
Then I'd learn a litle more about sentence structure, capitalization, & use of punctuation.

Agreed, I would get rid of the guy trying to cover some of his cost and then list the openings.

looks like he is adding about $1000 per hunter for those two spots which would cut his cost in half. That is not OK and once the newbies found out you would have trouble on your hands. 2600 acres at $5500 per gun but looks like you are more in the $4500 per gun range if I put all the puzzle pieces together.

If another of the guys placed the ad, how does he expect payment if it goes through you? He would obviously know at some point the others would find out? Why would he place the ad in the 1st place?
In any event, I'd talk with him probably and ask him. I'm thinking it is a greed issue, but Who knows. 2 Possibilities for sure, boot him off, or raise his rate to what he obviously thinks it's worth..

just snooping posts and finding a lease listed here that matches what the OP had previously posted he hunted. 2600 acres HF webb County with a total of 6 guns $10/acre. I have been known to be wrong before but it all seems to match up pretty well.

If it was your responsibility to get the hunter, then you should have done it and you would not be in this pickle. Did you put any qualifications on what you told the other hunters in regard to helping you find someone? If not, I would just tell all hunters I will find the needed number and be done with it.

From what I gather from your 1st post, you told the others to find another hunter, so he placed an ad. I don't see a problem with that part of it, since a new hunter would probably still have to pass the test with the group. Raising the price though, that is a different story.

Sounds like you might be needing to fill 3 spots on the lease.

If your the lease manager and in charge it's your responsibility to find new members. On my lease I'm the lease manager and all new members are approved by me.They pay me and I pay landowner. That way if there is a problem Im responsible.

I gave them the benefit to get someone the new and trusted but guess im gona be looking for 3 spots maybe 4 if his friend decides to get out when he finds out i threw out the friend

I'm not against being told I can help find a new member, that is how I got on a great lease years ago, but I still had to pass muster with the group and LM. All my payments and lease agreement forms though, was conducted between myself and the lease manager.

No need to allow anyone to influence what you do! You are in charge and that is the way it has to be.
Let them start to tell you how to do your job and you've lost control, and then you risk having other rules taken off the table as well.
You are left with the responsiblility given to you by the landowner. If you can't control the authority given, then the landowner could remove everyone himself and just start from scratch. That needs to be explained to the guy!
If he still doesn't understand there is always the gate.

So the guy is making it clear he has no problem going behind his fellow member's backs to pay less than an equal share of the cost of the lease.
Bring it to a vote of the lease members and it will no longer be your decision to send him packing.

Do what you need to do soon and let all hunters know what caused this problem. If you have to find extra hunters, I doubt that will be a problem.
OP, assume the responsibility to find hunters yourself. It's very simple. Lay out what exactly you want, post it in Lands & Leases, & you can find decent guys right here.
The type of person that would attempt to charge new guys more money, is acting in bad faith IMHO. Eventually the new guys would find out, & that would cause hard feelings between everybody, which could lead to other problems.

Here is what I would do.. First thing is to establish a rule that says all members and prospective members deal with you directly once another finds an interested person to fill a spot. Then I would go to that person and confront them with the issue. Ask him if he was confronted with the situation of someone trying to do what he was doing how would he handle it. Then if it were me I would explain the Aggie Code of Honor to him, which is "Aggies don't lie, cheat, or steal nor tolerate those that do.". If you aren't an Aggie it is still words to live by but then I would run his [censored] off. If his friend quits the lease then explain to him why you ran him off and see if he wants to remain friends with a scam artist. Lastly, I would let the guys know what he was doing and let them handle him in their own way.

welcome to the joys of being a lease boss! It sounds like the rancher is leasing to you and you only. Common set up. Gives you control but also places all responsibility on you. I am not a believer in supplementing my personal cost for a lease at the expense of others. If you do then you become a broker. I have run out lease 8 years and pay exactly what the other hunters pay.
I would talk with the hunter and restate your rules -

I just dont think we can trust having this type of guy around who knows what he could do if no one is around does this type of behavior is a good reason for me to boot him or give him another chance

Explain that the total coast for leasing the hunting rights is $$$. And all members will pay the same to equal this amount. Your plan is to have X amount of hunters. If you don't have the X amount of hunters than we all will pay equal amount to match the total coast for hunting rights.
This will give you as well as the existing hunter’s incentive to help find new hunters to keep their total coast down.
If the hunting on the ranch is good and the lease is fair there will be a waiting list to join your lease in no time.
Also… If there are any trusts issues with any one that leases from you it’s time to make a quick and decisive change!!!
Plain and simple... Leases are a place the hunt and enjoy good fellowship without a bunch of drama.
With this said… I’m the lease boss for the ranch I lease. My guys are great and I have no trouble with any of them. We have all became great friends and there is no trust issues what so ever.
We all pay the same period!!! I don’t make a single penny of off my guys.

I agree totally. Spend the time up front vetting new members. We too have a great group - respect and trust of each other are the keys plus we do not allow drama. If there is an issue come talk with me about it and we will address. Generate drama and you will not be back. Pretty simple
