Reasonable Expectation - 12/09/14 02:05 PM
What would be reasonable expectations to pay in Haskell county, per acre or per gun for a lease within a .5mi of Double Salt Fork of the Brazos? Smaller property ~ 200 acres supposedly overrun with very good genetics, 130-160 class bucks not uncommon?
Thanks

15.00 per acre minimum up to 18.00. That country hunts pretty small so I would think it would be a max two person deal. Better if one person.

Would $22 per acre be unheard of or excessive considering the location and quality?

It is right at 3.25-3.5 hrs each way from metroplex as well.

Didja mean the double mountain fork, as far as I know the salt fork doesn't run through Haskell county.
Depends on if you're the lessor or lessee.
If I was the lessor sure I'd like to get $22 per ac, if I was the lessee, nope, I wouldn't pay anywhere near $22, but, someone will.
I know a few groups that lease in Haskell, they pay between $5 ~ $14 per acre depending on size / acreage and amenities (well, septic, electricity, barn, cabin, mh).

yep, 3&1/2 hours drive, (each way). I would not pay over $10 an acre, but that is just me.

4 grand for 1 person or father son to hunt on a good 200 acre place within a few hours of DFW is not unreasonable. The larger the acreage, the less per acre you pay generally.

$4400 sounds high to me from the perspective of assuming 2 fellas take 2 good bucks, how long can 200 acres produce 2 good bucks a year? 100 acres per hunter isn't much generally. I suppose it would really depend on deer density, cover and hunter management. But will someone pay that, you bet. Very few leases I have seen. that didn't say they had "great genetics" , IMO only time that is guaranteed is on a HF place.

Nope not on that small a piece of property.

The prices depend on the location, amount of pasture compared to fields and the amenities like camp site, electric, water etc.. With it being that close to Abilene and Wichita Falls, the price is also increased by more demand.

i hunt .5 miles from Double Mnt Fork..I have taken a 140+ deer the last 4 years. Long drive, and you have to hunt it hard, but you will have a chance to take a big buck if you give yourself a fair shot..
