Lease Hunting is Depressing Part 2 .... Rant Included - 07/16/18 05:33 PM

So I have now called over 200 phone numbers and have gotten a few leads.

We have been the second or third caller on several and the leases were taken. That is going to happen. There are times a person can be on the computer and times when they cannot.

Now for my next rant......

IF I CALL AND YOU SAY YOU HAVE 9 HUNTERS ON 3,864 ACRES AND YOU DESIGNATE THE BOUNDARIES BUT WHEN I MAP IT ON GOOGLE EARTH AND YOU ARE OVER 1,000 ACRES SHORT....I NO LONGER TRUST YOU. AND THEN WHEN I TELL YOU THE ACREAGE, YOU TRY TO BLOW SMOKE UP MY SKIRT ABOUT THE TERRAIN AND CANYONS MAKE IT MORE ACRES....THAT IS NOT HOW IT WORKS!!!! ACREAGE IS A 2 DIMENSIONAL MEASURE.

ALSO....IF I COME LOOK AT YOUR LEASE THAT YOU HAVE SAID IS 450 ACRES AND WE DRIVE AROUND AND IT FEELS SMALL AND I ASK YOU ONCE AGAIN HOW MANY ACRES IT IS FOR YOU TO REPLY....”WELL, I REALLY DON’T KNOW....IT HAS NEVER COME UP IN MY 7 YEARS ON THE LEASE.” THEN I MAP IT ON GOOGLE AND IT IS 260 ACRES.....I AM NOT HAPPY IN THE LEAST.

Look in the years past....you could easily get away with stretching your acreage....buy that has changed with technology.

Ill have to agree. If your acreage is 1,000 less than you say, or 1/2 of what you say, it’s hard to trust anything said afterwards.

However; for every dishonest landowner, there’s a dozen dishonest hunters, IMO.

My first lease I got on, guy showing it says 200 acres. Planimeter shows it clearly 160 and same with tax records. The guy shrugged his shoulders when I asked a few months later. No big deal but don't lie. It was a broker, not LO.

My current lease is bigger than what our landowner says. He calls it 1,000 but planimeter puts it at 1,100.

Maximus, hope you find some decent hunters eventually. We been on our place a long time with no issues with LO at all.

Neither of these situations involved the landowner. These were lease members/coordinators.

Been there, done that! Added a "450" acre pasture to the lease that we had at the time, this pasture butted up to our north fence, this place always had 3-4 hunters on it, after the deal was already done, we're all thinking this pasture sure seems small, turned out to be 232 acres according to Google, and 242 by the Tax role! The guy we dealt with was a middle man, and talked out of both sides of his mouth, we ended up having to raise our lease dues to accommodate this "450" acre pasture, because we didn't have enough land to accommodate the number of hunters they wanted....needless to say, i gave it back to them the next year!

I would love to be in that area but my dad doesn’t want to go more than 4 hours.

Redman what part of the county are you in? We hunt San Saba in the south part of county.

Talked to a pretty widely known outfitter\lease agitator\middleman in the Texas Panhandle on a Thursday afternoon, about a Quail Only lease. The Lease was three properties totaling the acreage we were looking for, the biggest acreage was a property in OK, then two smaller properties in TX. We make an appointment to meet him at a certain time on Saturday morning to look at the properties. He knew were making a 3 1/2 hour drive each way. We get to the meeting place and the first thing out of his mouth was that he had another commitment and we were going to be pressed for time.

We drive through the smallest property, it seems OK.
We drive 20 yards into the gate of the second, where all we can see us a heavy wooded area, that you could not walk through. We are assured it "opened up" on the other side of the trees.
The third (largest) property turns out to be in TX, instead of OK like we were told. The outfitter does not even stop at the gate, he just drives us down the county road and points out the two fence lines and tells us it goes all the way to the river. He then declared that was all the time he had. He then proceeded to pressure us to sign a lease right now.

Google Earth showed the first (smallest) property was as described.
The second property measured out a little shy, but the 2 year old aireal photos looked like less than 50% would have been huntable.
The third property measured out WAY SHORT, and most of property is cultivated (multiple irrigated crop circles).

sorry to hear about your experience. google earth should always be checked. I know of a lot of properties that were said to be 1,000 acres that were really 640. When you are paying by the acre it nice to know the truth.
