You post that you are going to price it aggressively, so what is the price?

You do not own any minerals according to listing. Are the minerals currently leased for any O&G prospects or water disposable wells?

Taxes? One 85 acre tract is shown but what about other tracts?

Any idea the size and depth of pond/tank on property?

What is condition of perimeter fence? is there any cross fencing? Any all weather roads on property?

Financing? Assumable note? How soon do you need to close?

Maybe it has been modified since your post, blackcoal, but I see the price and the answer to your question about oil and gas in the ad.

Appreciate you looking but my questions are not answered. The price is listed by the broker, and OP states he is going around broker to aggressively sell property which to me means he should be cutting the commission out and the price should be lower than listed.

Regarding O&G, no production on the property does not mean the land isn't leased for drilling which could start Nov 4th nor does it mean the land isn't being used for water disposal or scheduled for a water flood project.
