I just listed 268 acres in southeastern Mitchell Co. Fronts on FM 208 and backs up to the huge Spade Ranch. Excellent hunting for deer, quail and a few hogs. Two windmills and a stock tank, some minerals.

For someone wanting a really great hunting and livestock ranch, I also have 3,812 acres 20 miles east of Sonora on FM 864. Lots of deer, turkeys, hogs and some axis. Minerals negotiable.

$1,695 on the 268 Mitchell Co. ranch and $1,600/acre on the 3,812 acre Sutton Co. ranch.
Lots of blues and bobs on the Mitchell Co. place.

I will give you a link as soon as I get them up as I just listed this ranch. High fenced on the south boundary, the remainder is 5 strand barbwire. Low fence along the massive Spade Ranch.

Talked with a fellow who used to lease a 10,000 acre pasture from the Spade and he says thinks the ranch is over 100,000 acres. About half of this 268 acres was in cultivation a few years ago but has been allowed to grow up in primarily mesquite. If a guy were to go into this ranch and clear 20-30 and plant in wheat, I bet you would pull deer from a huge area.

Small tract with huge neighbor and most of the minerals. Location and size have everything to do with price per acre.

Price reduced to $1,595 per acre. Some minerals, two water wells and a stock tank that holds year round. Possibly the best small hunting tract I have seen in several years.
