Looking For Lease in North / NorthEast Texas

Father and son looking for a year round place to hunt, camp, and hangout. Family friendly would be preferred incase wife and daughter want to come up in off season, but not a requirement.
Not looking for a prime location really... more of the experience for my son! He is 13 years old and never really been hunting. Shoots very well though at the range.
I am a very responsible person and do not mind helping out on the lease, cleaning up, building a better basecamp, help manage etc.
