The wife and I bought 64 acres north of Brady, Texas a few years back and have yet to even go down there. About 20 acres is in native pasture and the rest is in cultivation. A farmer pays us right at $1000.00/year for farming lease. Just east of this place is a fairly good size tank, but it is on the next property, not on ours. The piece of land is long and skinny with a FM road, one dirt and one paved, on each end. 3 sides are fenced, with the long side on the east side not being fenced. West of the place are some nicer houses that have a little acreage with each house. We had intentions of buying this place, dividing it into 4 tracts and selling the tracts for housing development, but our best laid plans never come to fruition. There are water lines on each end of the property, and the price to install a meter was $500.00 5 years ago. A man hunted the place 3 years ago and killed deer, turkey, dove, quail and hogs. Price is $2750.00/acre. No, I do not want to lease it.
