Look it up on the tax records. Google. Probably not much with ag exemption.

I'm just guessing, but not more than $1 per acre in that part of the country unless he has a lot of barns, etc on the property.

If it's just raw land with no improvements (houses, barns etc.) it could be under $100 a year. You should be able to find your answer here.
