Have had a last minute opening come up and need 1 spot filled ASAP.
This is a very good deer lease that you will not be disappointed with!
Below is some basic info of the place and lease rules.
Talpa, Texas
2200 Acres
Lease Contract run from May 15, 2016- May 14, 2017, except February. Landowner leases for quail hunting during February
Mostly Mesquite, cactus with scattered Oaks. Creek bed that holds water year round runs through middle of property. 3 stock tanks. Elevation changes throughout property
13 hunters
Cabin has water and electric. 2 Bedrooms (10 bunks), kitchen, living room, full bathroom
Electrical hook ups for Travel Trailers
Metal building for corn and storage. Electricity with deep freezer
Barn for 4 wheelers, utvs
Deer
o 1 trophy buck (16+ & 4 ½ yoa)
o 1 cull buck
o 2 does
Turkey
Quail
Dove
Yotes
Lease Fee due the first week of May at annual meeting (includes electricity and cabin improvement fee)
o $2145 new member
o $2065 returning member
Deer lease Rules (2016-2017)
Lease Contract/Fees:
Lease contract is from May 15, 2016-May 14, 2017. Hunting is not permitted in February
Each member must sign a lease waiver
Returning members must pay a $20 cabin fund fee. New members for first year only must pay a $100 cabin fund fee
Commitments to remain on lease for the following season must be communicated to Lease Foreman by March 1, 2016
Hunting Seasons
Hunting season begins September 1st
Dove is limited to camp and the tank by camp
Quail hunting is not allowed until after deer season is over till the end of January
Varmint hunting is not allowed from October 1 end of deer season in January
Game Harvesting Requirements
Deer Harvesting. Max harvest is 2 bucks and 2 does
Only 1 Trophy Buck and 1 Cull buck may be harvested per member
o A Trophy Buck must meet all of the following criteria:
 A mature buck of not less than 4 1/2 years of age
 A uniform rack, excluding drop tines or kicker points, of not less than 8 points
 An inside spread extending outside the ears or approximately 16 inches
 Appropriately considered height and mass of rack
o A Cull buck must meet one of the following criteria:
 A mature buck of not less than 4 1/2 years of age with a rack lacking proportions that is less than 8 points. Example: Uneven points or a rack disproportionate in size
 A buck with spikes of not less than 6 inches in length
o Does do not have to meet age requirement
If you do not harvest a trophy, then 2 culls may be taken
Break offs do count as a point and must be considered before pulling the trigger. It is imperative that each know what the deer actually will be considered before harvesting. If you are unsure, due to distance or view obstruction, my advice is to not pull the trigger

Annual Cleaning Assignment
Each member will be assigned one area of deep cleaning per year. Each member should plan on spending 1-2 hours completing this. This a mandatory assignment that must be completed by October 1, 2016. Each member will text or email the Lease Foreman when they have completed their assignment
Water Totes
Each member and their guests should make attempts to conserve water
o Guys can go #1 outside
o Take short showers (under 5 mins)
It is every members responsibility to fill the water totes if needed. When the water level is below the red line painted on both totes, they should be filled. This is mandatory from every member. Do not leave the lease with the water levels below the red lines
Members who bring guests should make an effort to top off the totes even if the water level is above the red lines
Lease/Cabin Instructions
When arriving at lease
o All members and guests must sign in at mailbox
o Turn valve on water totes to pump
o Turn breaker on for water pump
o Turn breaker on for water heater
When leaving lease
o Fill water totes if water level is below both red lines
o Turn off valve at base of water tote connected to pump
o Turn off breakers for water pump and water heater on breaker box
o Turn off all lights, heaters and AC units
o Clean bathroom
o Clean all dishes
o Sweep
o Assure no food is left out
o Lock front/back door and shop
o Replace key in lock box
o Fill out camp log on kitchen table
o Sign out at mailbox
Guests
A guest is a guest regardless of relationship
The member must accompany guests to lease. Guests are not permitted at lease without member
The majority of the time, guests should be kept to a maximum of 2. On occasions, more is permitted after an email is sent out to group assuring there will not be any sleeping or overcrowding issues with other members. There will be a maximum of 2 guests per member on opening weekend of gun and Thanksgiving weekend (Thursday through Sunday), no exceptions
Guests will always hunt off the paid members lease tag
Guests do not hunt by themselves. Guests must be with a member at all times while hunting
A member always has first priority for a bed before a guest
Blinds and Feeders
Members may hunt from any blind on the lease if blind owner is not actively hunting from it. The blind owner always has first option of hunting his blind or not. If using another members blind in cold weather, you should bring your own heater & propane to use
All blinds, stands, pop ups & feeders must be in place and operational by September 1, 2016
All blinds must be up kept in a manner that keeps rain & wind off the hunter
All hunters must feed corn at least once daily from September 1st through the end of the regular deer season
Each hunter is encouraged to feed protein during the spring months to help antler growth
The Lease Foreman only determines blind and feeder locations with input from other members during the Annual meeting
Members will not move blinds from their locations unless approved by the Lease Foreman and notification of all other members
New members blind location will be determined by a random draw process at the Annual meeting
Cabin Staples
Each member will be required to purchase a staple item for the cabin. These items should be in delivered to cabin before September 1, 2016 and be enough to last the season. Members will send an email or text to Lease Foreman when staple item has been delivered
Member actions resulting in removal from lease
There is no way to list every reason that would result in a member being removed from the Lease. Most are common sense. Although the following will result in removal:
o Dishonesty in amount of game harvested
o A history of harvesting bucks that do not meet the age/size requirements.
o Not having respect for another members hunting area or other members at camp
o Unsafe acts with firearms
o Not completing your assigned yearly cleaning duty
o Not filling water totes if below red lines
o Not cleaning up after yourself or guests
