110 Acres for Sale Archer City - 01/04/16 09:55 PM
I bought this ranch a couple of years ago, and with the start of a business, my family would do better reallocating some funds. The physical address of the property is 1245 Demoss Rd Archer City Tx. The property is divided East and West into two equal 54.8 acre tracts. As far as hunting goes, we have taken 3 deer off of the property, and multiple raccoon. We have game cam pics of pigs, yet have never seen any. We have seen bobcats 2xs neither time a gun was handy and multiple coyotes. When I bought the property it was 100% unimproved land with nothing on it. 2 fences are new, the back fence on the east side, and the fence on the south side. We built a very nice piped entry into the property with enough room to pull your trailer in off of the road. I had a large tank dug, its a little larger than an acre as it sits, and is 18 feet deep. The man who dug it told me that it will never go dry in my life time once it gets full. I dont duck hunt, but see duck every time I go. We have killed many many many dove off of this place. I also had electricity ran in with a pole set at 300 ft off of the road and 4-4-4 wire ran 5 feet underground the next 350 feet to the next pole with a mobile home breaker box. The electricity was set up in way to allow me to build a barndiminium when finances allowed. This land has the most water of any property around. View the arial photo showing the land around. There is a creek system that weasels through the property that hasnt gone dry since rains in 2014. This property is far from flat. There are multiple places with big elevation changes that the deer funnel through. I have an existing lease with an adjoining property of 200 acres for very cheap that I will not renew, but give the contact info of that owner to the buyer. 2500 per acre. I have a great finance guy with Capital Farm Credit that I would highly recommend.

I really dont want to sell the property. Those who know me, know that owning land was a lifetime dream for me. I know the business I am in will afford me another option to buy later on in life.
