Overview: This ranch is a dream for the avid hunter and outdoorsman. It includes both tremendous deer and bird hunting (fabulous dove and duck hunting) in an area renown for producing trophy whitetail bucks. The ranch is ready to go with high game fence, a controlled access electric entry gate, lodging facilities, a good network of roads, blinds, feeders, and tremendous water features including a 20 acre lake and an annual allocation of irrigation canal water.

Improvements: The ranch is divided into two pastures with one 800 acre pasture being completely enclosed with high fence. The second pasture is high fenced on three sides with the one open side being the Rio Grande River. The ranch is the perfect for entertaining guests with a main building that is home to a remodeled kitchen, bar area, dining area, and a large sitting/entertainment area. There is a second lodge building that is home to 7 private guest quarters with each having full private bathrooms. Water: The ranch includes tremendous water features including one city water meter, several ponds, a 12 acre reservoir, a 20 acre lake, and an annual allocation of irrigation water from the Maverick County irrigation canal system. The southern boundary of the ranch is formed by the Rio Grande River which insures an endless supply of water for the wild game. The ranch also includes a series of underground water lines serving 5 irrigation risers to be used to establish and maintain game food plots. A tributary of Ceurvo Creek also crosses the ranch and serves as a water source for the lake. The lakes level can also be maintained with water from the irrigation canal system. The ranch also includes six 7,500 gallon surface poly tanks which strategically placed around the ranch and are used for supplemental water storage.

Vegetation: This ranch also includes a diverse and attractive vegetation which is needed to produce large deer. Brush species include Guajillo, Guyacon, Blackbrush, Granjeno, Whitebrush, Persimmon, Huisache, tasajillo, prickley pear, etc. Elm and Hackberry trees can be found on the creek drainages and mesquite trees are scattered across the ranch.

Terrain: This property ranges from gently rolling hills to low lying creek bottoms. It has an elevation change of 75 feet.

Wildlife: Due to the water and excellent brush diversity, this ranch produces an abundance of native wildlife. The ranch is enrolled in the MLD III program and whitetail deer genetics have been introduced to the ranch. The deer have been very lightly hunted over the past few years with only two bucks harvested in 2013 and two bucks in 2014. Other wild game include white wing and mourning dove, quail, hogs, some exotics, and a wide variety of varmints including an occasional mountain lion. Turkey are also found on the ranch in the Spring and the duck hunting on the lake and reservoir is awesome. The bass and brim fishing in the lake is tremendous and it is not uncommon to catch a fish on nearly every cast. The fall dove hunting is also tremendous.
