quail panhandle season lease/day hunting

Looking to lease ranch for quail hunting. 11,000 acres in north west panhandle. 75 miles from Amarillo. Population has come back very strong. Mostly blues. I see 8-10 coveys an hour driving feed roads in the morning and evenings. Ranch could be split up a couple different ways. please private message or call, and I can provide details and pictures, or set up a time to come see the ranch. That would be the best, so you can see the quail numbers for yourself. Housing possibly available depending on number of people.
prefer season lease priced by the gun or acre, but will consider some day hunting as well.
