230 acres in Southeastern Haskell County. This is big deer country, surrounded by large ranches. This place offers a very good chance at shooting 160"+ deer, 140” deer are common. We have 2 wheat fields, one field is 34 acres, the other is 12 acres. The neighbors to the east and south each have a field near us, these are the only wheat fields for miles around, and they draw a lot of deer to this place. It is common to see 40-50 deer in the field on an evening hunt, we have counted well over 100 at times. Abundant hogs and coyotes, lots of dove and good quail numbers. The pastures are in excellent condition. This is one of the few places in Haskell county with abundant native tall grass species including Big Bluestem, Indiangrass, Switchgrass and Little Bluestem. Improvements include a nice 3/1 rock house, 3 car carport on concrete slab (approximately 30’x20’) with a large attached storage room (approximately 20’x20’), Large barn, 70’x35’, with feed/tack room and attached pipe working pens, ~1000 bushel grain silo, fence in fair to good condition. There are two dirt tanks that provide excellent duck hunting. This is canyon country that provides a lot of elevation changes and excellent views. The house has a metal roof, wood burning fireplace, gas heater, etc. This is truly a one of a kind place. Price is $2,750/ acre. PM me for details. I will get pics in the next week or so.

Seems that is very high price for that country. Don't think there would be any comps to support it but if you can get it more power to ya.

Your right, there won't be comps, because there is nothing comparable to it around there. I did not set the price, and this is just the asking price. In my experience selling things, it is a lot easier to go down than up.

Need to see pictures, but with the acreage and improvements that price doesn't sound high to me at all! Watching land/prices is a pastime of mine. duel

A little large for me, Haskell county is about 1,300 right now At least I know that property went for 1,000 an acre in northeastern Haskell county. Based on the pics there isn't alot of cover compared to NE county. But wwh, your not selling this on here necessarly. good luck.
