Watch out for this lease ad. It's a bad deal. Don't waste your time.

Marshall Hubbard 325-277-9721.

It's the Adams/Garlitz ranch and the place was shot up by a corporate group 5 years ago and has never recovered. Marshall and his family/buddies shoot it up when everyone's out of town. They've lost 8 hunters in 2 years. For obvious reasons.

Holy cow!!!! Tried to go see it last Saturday but the ice stopped us. Called yesterday and he had filled one of the spots so he still has 4 left.

He is not a hunter, he manages the ranch and has hunting grazing rights, but he is a con artist.

We are the most recent hunters (5) to leave after one season, he told us a bunch of lies of stuff the was gonna do, that he never quite got done. The only things he did get done were the things that we paid for to get done. I can give you a long list of specifics but bottom line, If you do join, be prepared to have "Club Marshall" going on at the camp house, as he has a party there just about every weekend, even during hunting season. Also be prepared for day hunters, a statement he made to me directly. I can't imagine the liability he is exposing the real property owners too.
Marshall was not all bad, he did help us setup hunting areas, exactly where he wanted us to. He will help you setup camp, and when you end up leaving, he will claim everything you brought to the lease is his.

The drama continues with this guy. Now I will give you specifics because we need some advice. As you can see from the add he advertises Water and Electric Hook-ups, when we got to the site in Feb 2014 there was one large breaker box in the middle of camp and the water was at a well 500 yards away. He tells us we can run our own RV hook boxes from the main breaker, and that if we all pitched in another $150, he would run the water line from the tank to camp. What he did was install a plastic tank with a pump by his camp house and plumbed it to PVC along the back side of our trailers and he would use one of the those plastic used tanks to fill the camp tank as out water source. Not exactly what we discussed but we were ok it as he said he was going to run the line by end of season, not done yet.

Some other points for context,
1. There was no septic on the premises, I personally went to town with him and paid $600 for the septic PVC.
2. He complained how everyone tracked dirt into the camp house and no one wanted to pitch in to improve the area, so I gave him a check for $325 for flag stone to put in front of camp house
3. The lease is for 7 hunters, when we first met him he said he had 3 hunters from previous group that wanted to hunt the 2014 season but if we had 7 he would tell them to get off, two of which were his brother in-laws. ( they are great guys btw)We said not worry but for 2015 season if they got off we would take the 7 spots. when they decide to get one he does nto give us first right of refusal and brings one some of his local friends.
4. He has a dispute with one of his brother in-laws about collecting on the above improvement and when his brother in law decides to get off he claims all the BIL's blinds and feeders are his.
5. his cows roam all around camp and eat whatever there is at camp, BBQ pit covers, atv seat covers, RV trailer light cables and tail light lenses, trash from his fire pit, to the point where they go out in the field and die due to all the stuff in their stomachs, he claimed he was going to put up a fence off camp but never did


Anyhow here is the issue, we bring our own skinning rack which we have a small 5 gallon water heater that we install by rack to use for those cold days to wash hands and meat. He tells me to install it under the camp sink and he would run a hot water line to the rack, which he never did. When we left I took my water heater and our RV 30 amp boxes. We all got everything off the lease last weekend except one hunter that is a young kid that has not been able to go get his camper due to work. He is now claiming that he will not let the young hunter get his camper until I return "his" water heater and we all return the electrical boxes.

The lease contract states"

19. Camp. Anything permanently erected or improved to existing or additions to camp shall remain on property. Any electric, waterlines shall be buried on campsite - I don't interpret this to include my skinning rack water heater or my electrical box extension. We did bury all water and electric lines and left them on property.

I am talking to an Attorney today but have any of you encountered this type of issue?

Ask the attorney how this would work.

The owner of the camper shows up at the sheriff's office with the camper title in his hand and explains to the sheriff that he is being denied access to retrieve his property.

He should not need to supply any other information.

Marshall grew up in Ozona. He knows everybody around there and tons of people from El Dorado to Pumpville. And eveyone local loves him. His SIL works for the Sherrifs dept. If I remember correctly.

I'd cut my losses and move on. Marshall is a con-artist and those leases are a scam. Theres no deer on either of the ranches he manages because yes, he's a drunk, and all he does is party and let his cronies shoot anything that moves out there.

If all of you left why is only one spot open? By ripping things up from other hunters still there it's hard to see who is right and who is wrong? I'm on a excellent lease that had a few bad reviews and I'm thankful I wasn't gullible and went off the negatives only.

I would suggest calling the Sheriff Office, and see if a deputy can go with on a "Civil Standby." If this is not possible, it sounds like someone risking their life to get property.

If you snuck in about 4 am on a Sunday morning betcha everyone in that camp will be passed out wasted from the nigh before. Get in and out like a ninja. If you have the gate codes, you're not trespassing.

Yea thought about that, but last time we were there they were up all night partying and then shooting guns at 7AM after being up all night.

BTW Cutting my loses and letting him keep one more thing is not an option, my attorney is sending him a polite letter to arrange a date to recover the trailer, if not we will file suit, and subpoena all his friends and the property owner. Costly but well worth it.
