Very Small Deer Lease (one hunter) 2015 Bosque County December 1 to end of season

I have a very small piece of property (54 acres) in Bosque County that I am looking to rent out next year from December 1 to the end of the season. Five miles from Lake Whitney dam. $1,000. I feed year around and also plant a 4 acre oat field. I will provide the stand and keep the feeder full. If you want a son or daughter or wife to hunt they can but it will be on your tag. AR country with limit of one buck over 13" and one buck that has a non-branched antler. No does at all will be taken.You will be asked to leave and no refund of any money will be given if you kill a doe. Please understand that my wife and I will have hunted the property the month of November before you. Why is my property good....large neighbors. We have a trailer on the property that you "Will Not," be able to use. You may bring your own trailer or tent or stay in Laguna Park (4 miles away). I have water but only one electrical outlet and that is for my trailer. If you are an electrician or want to pay for one to install another plug you may. I have the breaker box wired for 200 amps and I am only using 30. Any hogs you see may be killed, although I see one, it is rare. I do see a few coyotes and bobcats. The stand is a two person stand and is located 93 yards from feeder. There is a firepit and a smoker at the trailer than you could use if you like. Now for a photo or two. Mr. T as Navasot has said, "keep your phone charged"; no doubt with the quality of those pictures, you'll get many inquiries. I posted something not too dissimilar recently in this Lands & Leases thread under the caption, "Unique Proposition", probably on pg. 2 or 3 in here. You're in a similar range to what I was thinking with the exception of one less buck and starting later in season. I received very good, sincere interest and am working through it still. Hard feelings if you raise it now but you could raise for future years if you announce it now. What is the probability of getting a buck and doe?

EDIT: I just saw the "no does" part. What are the odds of seeing an over 13" buck in a week's time?

And, out of curiosity, how much do you spend for year-found feeding?

To answer some of the questions: I spend at least $1,000 in feeding year around, more if you count the 4 acre food plot. That is the cost that I am going to try to recoup by leasing it. The chances of getting an over 13 inch buck is very good in a weeks worth of hunting. The reason of no does is unlike 95% of deer leases, we have way more bucks than does. You will see about 4 bucks for every doe. So, it is important for the next few years to let the doe herd grow. The place is located between Laguna Park and China Springs.

Now you've got me curious about the cost of the 4 acre food plot (not counting your time). Is it just seed and gasoline for your tractor? I think $1000 is about right, myself.

I fertilized 4 acres at $$240. I planted 3 acres oats at $17 per 50lb, for $102.I planted one acre of Austrian Winter peas at $52 per 50lb for $156 for a total cost of seed and fertilizer of $498. I sprayed roundup before I plowed, $60. So now I'm in the field for $558 not counting the cost of gas for the tractor. I feed 300 pounds a month of corn for about $42 time twelve months $504. $1,062. Thank God I am having fun doing this. The price of a T-bone steak is looking better all the time.

T, that last buck, the wide one with long brows is a Sr. Citizen for sure. Hopefully you or your wife gets to put him down this year...

Your land and you set the rules, but you are not going to hurt anything by taking a few does..Actually you will help with the offspring of more bucks..We had to go MLD on our lease in Bosque this year to thin out our herd..Its a 5 year plan..I promise there are more does out there than you think..I own another 100 in Bosque and have plenty of does...too many actually...Those are some pretty impressive deer in those pick....several way over the 13.....

Any November or December pics?

Here are 3 different bucks. An 8pt. An 8pt with 2 kickers. And a old 7pt whose body is twice as big as any of the other bucks on the property. He's a monster and the other bucks just move out of his way when he walks in to the feeder. I have not been down there since December 2 and I'm not going back until the 23rd. I'll have some new photos then if you would like to see them.

Yes, this listing is for the "next" deer hunting season, (2015) during December. Not the December that we are currently in right now.

Okay, to be honest with everyone, I think I have the hunter in mind that I am going to let use the land. However, we have not met yet and if it does not work out for either of us, I would like a backup plan, so if you would like to be put on a list, just PM me and I will do that. I'm going to call hunters in the order that they contacted me in mid-January. If the first one does not still want it, (and have a deposit), I will go on to the next person on the list and then to the next. Thank you everyone for the interest that you have shown for this lease. Marry Christmas and I hope everyone gets on the lease that they want and truly enjoys their time in the outdoors.
