I may have an opportunity to join my friend's West Texas lease in 2015 which would leave me with 2 properties to hunt, this lease and my 70 acre ranch in SW Young county. Should this actually occur, I am thinking of the possibility of taking on one lessor for my ranch with me retaining some limited hunting rights to it in the event I wanted to occasionally hunt it instead of making the trek to West Texas. I would consider the arrangement to be more of a co-op type situation which could be ideal for a father-son or individual hunter. Since a one mature buck AR county, thinking I'd allow 2 mature bucks being harvested meaning a father-son could both harvest an AR compliant buck or would allow a single hunter to bring a guest out to be able to harvest a mature buck too. The acreage has a nice deep tank which holds water when other surrounding areas do not, no cattle during hunting season with county road frontage and mesquite brush cover on all sides surrounding a more open mesquite flat pasture in the middle. Excellent turkey hunting, decent hog population, good dove and decent opportunity to harvest a mature buck. Also coyotes, bobcats and occasional fox seen. No water but electricity could be available. Currently have one operating electric oil pumpjack in the front of property and one towards middle of place. They have been in place for 4-5 years now so deer and animals should be well accustomed to them by now. Verbal arrangement with pump gaugers and servicers is that no traffic is desired to occur during hunting season except for timerange of 10AM-2PM. One of the best things is that it is 2 hours drive from the metroplex. Gauging if this sounds like something that could be viable and doable?

One additional thing I forgot to mention that I have a 2 acre wheat foodpatch in middle of pasture which has lots of deer tracks in it this season. Cattle grazer has agreed to plant this annually and can enlarge it upon request.

roperty is trapezoidal, kind of pie L-shaped. Probably 800-1000 yards front to back and 1200-1400 yards across the bend, left to right. As mentioned, moderate brush on all sides, probably couple hundred yards in from each direction opening up to about a 25 acre pasture in the middle with mesquite flats. Prickly pear in the front, back couple of hundred yards of brush. A nice mix of mesquite brush with semi-open pasture, intermittent mesquite flats. The mesquite flats seem to be where the majority of the bucks make their rubs. The tank is probably a half acre to acre large and seems to be fairly deep; it was put in before I purchased property 6 years ago. It holds water well since fed by runoff from county road. Acreage across county road on front side is fairly thick brush and in excess of 1000 acres. Properties to west side are fairly brushy and several hundred acres in size. There is some hunting that direction but seems fairly minimal. To the south side the property is a couple of thousand acres with some open pasture and cattle grazing with intermittent mesquites and some oaks and mesquite further back in pasture. This area is probably the more hunted property around but still doesn't seem excessive in terms of gunshots. To the east side, the adjoining property is 50 acres of moderate brush with no hunting; the 40 acres adjoining to that is my cattle neighbor whom grazes my property in the offseason and he hunts some.

I'd need to give some thought on this one. Turkey is probably the most abundant game animal I have coming through there and not sure whether I'd lease that out separately or at all in the Springtime. During deer season that would be obviously included.

Location is SW Young county, Murray, TX area. I have plenty of pictures of wildlife on request too.

I would think you wouldn't have a problem finding someone to fill a spot.

DQ is a good guy and easy to deal with, have nothing but good things to say about him.

I think it is a great idea and could work out great for both parties. If I wasn't already searching for time to get to the places I have, I would be all over it. cheers

Guys at this point, I think I've laid things out fairly well other than potential pricing and pictures provided on request. Since this thing is still somewhat "fluid" and based on my friend's West Texas lease. The opportunity would entitle 2 mature bucks being harvested plus 2 unbranched bucks. I'd also allow a doe or two but feel that the buck to doe ratio is pretty good currently, maybe 2-3:1 so don't see the extreme need to eliminate the buck "drawers" per se. Initially thinking I'd arrange this for a Sept.- mid Jan. hunting season allowing the harvest of any game animals or non-game animals (hogs/predators) and exotics during that timeframe. I say exotic because I had a renegade Blackbuck doe (untagged) coming through to feeder a few seasons ago. Can't say that I've seen any since but you just never know, I guess. I have been previously told by the drilling company that I would be allowed to "tap into" their electrical board so pretty sure that is still available. No well or running water as mentioned. Thinking I'd leave my current feeders and tripods out there in place to be able to moved around if desired or not; make it a bit more turnkey. As far as my possible hunts out there, they would be quite limited/minimal in nature, limited to dayhunts (probably like 2 a month) and I would be more than willing to coordinate around the lessor's scheduled hunting. As for price, I'm thinking in the $1500 range, negotiable (electricty separate depending on arrangement with drilling company). Since I still have some things to work out on my end, I am currently soliciting for serious and interested parties at this time. Above all, I am looking for a respectable party whom will treat my property as they would their own and leave it as good or better than it was when they came.

Guys, I have received your PMs and thoroughly appreciate all your interest. As mentioned, I have numerous wildlife pictures of deer over the past few years from the 100s-130s (many of them posted on THF) in score so no hesitancy in sharing those. Also have tens of turkey pictures too. Don't generally keep the hog pictures but have one or two of a hog that I've harvested, moderate quantity out there but not as many since I've penned off my majority of feeders 2-3 years ago. They used to visit feeders nightly. I will continue to take all interested parties' responses and once I have more clarity, will begin to actively follow up on them to identify the "best fit".

Watch Raul driving fast down those lease roads..as usual late getting to his stand..and scaring deer from every feeder..he cost me a 10 point..also also he and his grandson shooting young 8's and claiming they were culls..you might want to sign a contract also...just sayin..good luck..

Guys, I appreciate all the interest in leasing my property. I've gotten a good, viable list of 6-8 prospective lessors that I will be reaching back to after the current season to further ensure the interest on both sides.
