Leases 101

A small group of us (5 good friends) have the opportunity to lease a piece of property we used to hunt together as guests several years back. We will be leasing directly from the owner and without an agent and there is no independent lease manager. We are starting from scratch and are looking for some tried and true lease rules and regulations. We are all about keeping it fun and everyone happy, but we all realize we need some guidelines that need to be in place from day one. What advice to y'all have? Also, looking for guidance on different seasons, especially ones that overlap. We have deer, duck, turkey, dove, and quail.

Google "hunting lease forms" and you'll get a good start for the legal agreements. Also, check out some of the hunting clubs on the net-they usually have a rules list. Good luck!

Lease agreement with the owner can be found pretty easy on the internet. Ours is pretty standard.

Lease rules should be determined by the group and for the group. Different goals, ideas, etc will determine different rules and what works on one place might not fit another group. Have a work weekend and sit down and hash out some of the expectations from the other hunters. Draft a list of rules and stick with them the first year. Rules shouldn't be changed until the next year and shouldn't be driven by just one person. The expectations of the group that is getting on should determine how to handle the typical arguments; hunting each others stands, feeding, work weekends, over lapping seasons, off season activity, etc.

Thanks guys! What is yalls take on duck/quail hunting during deer season? What's the policy at your lease? This would be roughly within the same 300-400 acre area of really good deer hunting. Would it have much effect, or not enough to be of any concern? Personal experiences?

That small of a lease I would say no birds from November 1st until the rut in your area is over, specially quail!

The property is larger than that but the prime hunting is within that smaller area. Thanks for your input.

Does duck hunting effect deer hunting? It makes you wonder......
