We have tried a couple lease programs west of Houston (Brookshire, Eagle Lake, Garwood, ...etc). While there have been some fantastic people along the way, the few properties we have hunted had something to be desired. After hunting with guides in the area, there are properties that consistently produce, so I know they are out there.
