Was curious as to what the THF thought the avg. price per acre may be for a 1000 acre LF ranch in South Texas, West Texas, CrossTimbers and East TX regions. I know deer densities, deer quality, camping accommodations, and other things may play a part in pricing by landowners but wanting to get a feel for the perceived avg. price in these regions. Thanks.

5-10/ac in ETX, usually depends on individual or corporate ownership and hunting method. Some bow leases inside city limits can be in that $5 range, most corporate are 7-8ac.

For east TX I would roughly say $2000/ac for rough cutover land up to $4000/ac for a beautiful place reasonably near a bigger town (Tyler, Nacogdoches, Lufkin, etc.). This is for places 500 acres or less-might be a little cheaper for 1000 acres.

Rifleman probably has a better feel for it than me.....

I think that if you look around you should be able to find one at $10 per acre on the low end.

with a few deer on it the cross timbers area ...minimum 15 per acre and much higher in some cases
depends on how many guns they are putting on it ....seen some places packed with hunters on tiny acreage
this drives the cost per acre way up as you well know

Everyone I know is paying $7 to $12 an acre in cross-timbers, west and s. Tex. you will never see these leases posted anywhere and they are not packed tight and been dealing with the landowner direct for many years. Only places I see for more are looking for hunters...

Been looking for a place for a couple years now and from what I see LO have no issues getting people @ $13 an acre in the Hill Country. Lots of places in Terrell Count around $7 an acre, but I'm trying to limit that driving distance. Some paper mill land in the East @ $5 an acre.
