My partner and I have managed a 7500 acre lease in Webb county for 5 years. When we acquired the ranch, we paid a substantial amount for the existing camp and amenities. 22 hang em high feeders, 10 2 man tower blinds, and an awesome camp consisting of 3 mobile homes covered by an all metal building, Directv, central air and heat, washer/dryer, full kitchen, refrigerators, freezers, covered skinning rack with stainless meat cutting tables and walk in cooler. The mobile homes have 6 private rooms with private sleeping quarters and private bath. The first couple of years. We had 6 hunters so everyone had their own private room. Now due to economics, we have 10 hunters. My question, do the 4 hunters who now bring RV's warrent a reduced rate? Should they "buy in" for the existing amenities? Ranch managers please give me your opinion. Thanks

If they aren't using the rooms then I'd say they don't pay for them! I'd just do a price for each gun with the understanding that the rooms are already taken.

If they aren't using the rooms then I'd say they don't pay for them! I'd just do a price for each gun with the understanding that the rooms are already taken. Agree

Looks like they made the decision to bring their own RV's, even though there is plenty of room in the 3 trailer houses, so no, they wouldn't get a "discount".

Looks like they made the decision to bring their own RV's, even though there is plenty of room in the 3 trailer houses, so no, they wouldn't get a "discount". I have always seen it done like this... There is the Camp and RV Hook Ups. there should BE NO LOCKS on the bedrooms at Camp and it's a first come first serve type basis...throw your bag on the a bed and hopefully gentleman act as gentleman...the RV's are a convenience.. The RV's upkeep and costs should be no extra expense to the core Camp Fund but IMHO there should be no discounts given, you could use the discussion point of the increased utility costs if it came to a bargaining chip. We always try to eat together in the main camp for comradery but it's nice on the RV's for wives and kiddos and privacy. Good Luck and sounds like a nice set up

I would not give a discount. You are providing a place to sleep, etc and it is their choice not to use them. they were aware before they got on the lease. Also, you are providing the skinning shed, etc that they will be using regardless of if they sleep in the trailers or not.

No discount, it is what it is. I understand that there are enough beds for everyone as it stand? Or is it the additional hunters don't have beds and need to bring RV? Let me ask this can bunks or additional beds be added without RV?

no discount for the 4 RV's but is their lease fee enough to cover the additional electricity the Rv will use?

I don't read this as having 10 beds. Sounds like 4 members bring RVs because there are only 6 rooms and previous members expect a private room. Will be interesting to hear 2Gemsranch's response to Dalee7892.

No discount needed IMO. We have a cabin at our place, a pretty nice one. When we got the place it was in terrible shape but we made it a joint effort to get it fixed up, even though four out of the six of us have trailers. Now five out of the six of us have trailers and only one sleeps in the cabin on a regular basis, but we all still pay the same. My trailer is only there during hunting season (I use it for other stuff through out the year) so I like having a dry amd cool place to lay when we go down for work days during the summer. There are also times when we have a bunch of kids down that we let all of them sleep in the cabin and all the old folks go to the trailers. I kind of like it that way because I'm anal about stuff, so having my own trailer works good.
You can run but you can't hide...

If the new hunters will be using the cabin then they should pay what the original guys paid when they first got the place. If they have their own set-up I don't see it as their responsibility to pay for something that's already been paid for unless they were told before signing. Just my thoughts

Will be interesting to hear 2Gemsranch's response to Dalee7892. It started off with 6 members, with each having a room to themselves. Now, to bring down cost, they bring on 4 new members. Time to put bunk beds in the rooms and have some double up. Now, if some don't want to double up, then they can bring their on private rooms, via RV. If I was one of the first 6, and I agreed to bring in 4 more to cut cost down, then I would be the first one to put in bunk beds in my room. The only way I would give the new 4 a discount, if all 6 of the initial members agreed to it. Just my opinion.

Correct. We have 6 private rooms. We started with 6 hunters. 2 of the rooms we now consider 2 man rooms because they are large rooms. 2 hunters will have to bring RV's. We have provided water, septic and electricity to the RV spots. All hunters use the same kitchen and all other amenities. Also they stay in Mobil homes when the other hunters are not on the ranch. Sorry I wasn't clear. So I ask again, should the hunters who bring RV's get a reduced rate?

If they have access to everything except sleeping in the house and you are providing electricity and hook ups for the plumbing then I would say that evens it out enough where no discount should be given.

We have a similar setup on our lease. One cabin on the place with a shared kitchen and two beds. We have three trailers with a 4th spot available with 6 people total but two share one trailer. Everyone pays the same. I was in the cabin the first year then got a trailer afterwards, honestly having my own private space is a privilege I enjoy now. With that being said I didn't have to buy in for the existing infrastructure. I'd say maybe pro rate it to exclude the cabin since they won't be using it but figure out a figure for the feeders, etc. since that is the bulk of it? No reduced rate necessarily but they shouldn't pay for a cabin they aren't using either. That seems fair to me at least. One other question, what happens when someone gets off the lease? Are they bought out of the amenities that they paid for or is that money gone?

They use everything else on a regular basis and they use the mobil home rooms when the others arent there so no i would not reduce the rate
