I am going out to look at this property Saturday. Agent says lots of deer, but then they always say that. Any help or even your thoughts at all would be greatly appreciated.

Looks good to me. Price would be $4500-$6500/acre in my neck of the woods. Minerals included?

Check the appraisal district to see if you really do have large land owners around you. Seems like everybody has a spring fed lake. Take it with a grain of salt. You know what fencing cost from your previous place. "Good fencing" is in the eye of the beholder. The property looks nice from the pictures, just do your homework. East Texas is not quite like Eastland Texas.

I talked to one hunter who said he went 12 times last year and saw two deer and killed them both. I did not even go into, bucks or does. Just the fact that he said 10 of twelve times and did not see a deer is discouraging to me after hunting in Eastland.

Be ready for squatters to hang out while you aren't there too...instayed away from east Texas from reports of people getting to their property and knowing someone had been there while they were gone....

Yup, buddy had a place west of Paris and said he had to clear out poacher expended cartridges weekly from them. Reputationally probably worst region in TX for that
