Anybody know anything about land up around Nocona? Been in the market searching for the right place for a few years now and might have found some that some family friends are selling around Nocona for a good price. How's the hunting out there? Property has a small creek that holds good water, rolling terrain with some hardwoods in the back. Good road frontage on two sides with newer fencing. Looks like a nice place and close enough to the metroplex. Any input is appreciated!!

Not sure what your budget is or what you are looking for exactly but this is a place I've hunted the past 10 years. All of the deer pictured were either killed by me or my father.

Cooke County land is crazy expensive right now so jump on it if it's good. Lots of deer and hogs up there, family's place is north of Muenster and hunting is great. You won't have far to drive for processing, Fischer's in Muenster is good and so is Hess Meats. Some great bucks are showing up along the Red and tributaries.

A little out of my price range, but one can dream. I'm staying around the 250K range. Looks like an awesome place, sorry you're losing it. Thanks for the pics!

Thank ya sir. Land is one thing they aren't making any more of and it's not going to get any cheaper, so it's now or never for me. This land hasn't been hunted in 20+ years so it might be a little goldmine.

Hunted between Saint Jo ans Nocona several years back and my dad lives in Nocona Hills. There are good numbers of deer, hogs and turkey in the area. Seems the closer you get to the river the bigger they get. If you can find it for a good price, get on it or it won't be around for long in that area.

This place is just outside of town between Nocona and Ringgold about a mile and a half off of 82.

I have been hunting about 5 miles SW of Nocona for 12 years. I would do my homework if buying in the area for deer alone though. Some areas west of Nocona have very little deer. Hogs, turkey and some dove take up the slack though so add those and good area. Up north by river is probably better for deer. Our deer over 13 inch average about 120 inch. A 140 taken every so often you hear about and get night pics of a few. We have a little over 1,000 acres and take 1 to 3 bucks a year. I hunted a smaller place a few miles away and never saw a buck to shoot in 3 years of hunting. I estimate our area is 1 deer per 20/25 acres.

What road is the property off of? The places by us have been for sale for 6 to 10 years now. The one posted above is nice but the exception from what I have seen. One of my friends leases near Ringgold. High dollar lease and they did good first year but shot all the big bucks. Now seems like an expensive weekend place. Our neighbor leasor bought some land near where that 200 incher was shot years ago but it never panned out being good for deer in the end. I have a friend with land on Amon G Carter lake and deer are same as ours.

I would say biggest factor in buying would be the neighbors. Anyone with a house has a dog that barks all night. Luckily we are a mile away from the nearest house. Our neighbor on our west fenceline is selling his 300 acres now. He bought it around $1,700 an acre a fews year ago. There is no deer on it though, just hogs that come from our place. Very few trees that is why the low price. Other land by us is $2,500 to $3,000 an acre but been same price for almost 10 years now.

And then there is this which seems like a waste of money.

Good luck! Try to find out everything possible from neighbors...do your own homework! Don't rely on the RE agents, they are sales people first and foremost. Make sure it fits your needs...

If you have time, check out the car museum in town. Pretty darn impressive for the middle of nowhere.

Sounds like a great opportunity if the price is right. Close to the metromess. All its gonna' do is go up in value.

I think I'm going to have to jump on it. Went out Saturday morning to take another look at it and I like it. Gonna have to sell my house in Irving (been using as a rental) to free up some cash and make me feel a little better! This is exciting!
