Looked at a lease today and to be honest....I don't even know what to look for! Matter of fact, here's where you really shake your head.....Couldn't even get 20 feet past the gate cause we took the minivan. Going to buy a truck tomorrow so that ONE problem will be solved. New hunter and was given full access to look around but....don't even know what to look for. There was a pole with electric there but no meter in it. HUGE body of water...lots of open land. Trees. I know all sound crazy but I'm going back on Sunday and will "drive" around. Anyone interested in going with me to look around? I can allow 5 others to hunt with me on lease. RV parking and atv's allowed. All year round access just outside of Paris TX Get my number from www.collincountycab.com call me Kevin

For that size you can easily walk it.
What to look for, in part, depends on what animals are of interest. But look for tracks. Rubs and scrapes. Droppings. Bedding areas. If the property is fenced walk the fence line and look for areas which animals could go under the fence. Look for tracks in these areas. Look for fur on the fence. Look for fur on the top of the fence too. Pay attention to what food sources there may be and look for tracks. For example, look around trees that drop nuts. Look around water sources. Note open areas vs plants/trees/cover on the neighboring properties and in relation to the same on yours. You may find likely travel routes which will be evidenced by tracks.
Post Google Maps aerial screen shots to this thread and we can help further narrow down areas to focus on. Be sure to zoom out a little to see some of the neighboring properties. Mark the border of yours.

Especially fresh deer droppings. No fresh droppings = no deer. Also, are any sides high fenced? What's the shape of the property? The closer to square, the better.

What's the cost per gun? This year lease or next? Has it been hunted beforehand? Is there lease rules? You say year round exactly what that mean? 400 acres 6 hunters not good usually 100 acres per gun. Might be interested.

First red flag is "400 acres of unhunted property". That doesn't happen much these days although it seems like every other lease that pops up hasn't been hunted in 15 years. First thing I would look for is thick cover. Next I would look for tracks, rubs, scrapes, trails. Main thing is make sure the lease has plenty of cover though because even if you find lots of sign its likely it occurs at night if there aint much cover on that property. I hunted that area several years and there is lots of pressure on those deer (in some cases year round too).

Look for signs of other hunters first. Should be easy to spot wildlife tracks, etc.
Why is it being leased at end of season?
You dealing with owner? Look at appraisal district online for owner info.
Post opnline aerial map?
I say 4 people max.
I may be interested if you need v another person. My place kinda sucks. I also live in collin county, but dont need a cab
