I know about ag exemption, O/G rights/leases, minerals, easements/accesses to property....

What else should be asked?

Any liens, easements, rights of way, deed restrictions, covenants or encroachments on the property.
Any portion of the property in a flood plain.
Boundaries accurately marked.
Recent survey.
Condition of fencing, water crossings & gates.
Surface water, tanks, ponds, creeks.
Utilities, elec available, water. well or municipal.
How many neighbors surround tract / number of separate / individual tracts surrounding.
Last years property taxes.
Any known latent defects or environmental concerns.
Internal roads / condition / all weather.
Comps to support asking price.

You can add wind rights too. I've noticed several owners that want to retain those after the sale.

Related to what bp3 said, is the tract in a groundwater conservation district? That could affect the well you intend to drill.

Septic-is it permitted by the county?- can be an issue in certain counties more than others

Are there any high fences nearby or adjoining-this may be of interest if your tract is low fence

Who are the neighbors and their cousins? Seriously, check records on them.

My buddy has some nice land in OK and since he bought it, an oil pad was built which if fine by the road which gave him some money and leverage and lots of free rock he had them put down. Then high tension lines installed by his lake which basically paid for the land being an attorney so he took them to court and trilpled their offering price and now city is running a water line on his boundary and giving him more money and lots of firewood. if done right you will get ahead. He is right on the city boundary so he probably otherwise he would have gotten nothing for that stuff and they move on.

Make sure the ag exemption is in place. If not you'll have to prove ag use for 5 years. You'll be able to figure it out pretty quick if you do what Rustler suggests and check last years' property taxes.
