Have 50 acres with 2acre pond. Taxes past years were not bad....now it's a stupid amount of money.

So any ideas or advice????

Find out what animals and how many you would need to qualify for a ag excemption. I also got a neighbor to write a letter saying that I have cows on my property and I was granted the ag excemption that same year. Or lease to someone.

Did the neighbor's letter explicitly say you have cows for a certain number of years?

No, just said that the entire property was for AG use. My taxes went from 1200/ yr. To 48/ yr.

That's not normal at all. Normal is that you have to prove that you have been using the land for AG purpose for 5 years before you can get an AG exemption.

Yeah, depending on county, it typically takes 5 years of continued Ag use starting the year you apply for it to qualify. You may be in for about 5 years of high taxes if your county is anything like mine.

Ours actually recently started challenging people that were basically doing the minimum and claiming "Ag use" on recreational places. They went out to mine a couple of times in the last time to verify we were actually cutting hay, keeping it up, etc.

Most of the time it is 5 of the last 7 years for ag. See if your neighbors will run their cows on the place from time to time. Have them draw up a simple lease. You can find one on the Texas and Southwest cattle raisers association web site. Some counties send out an inspector to verify ag use. It helps if their are cow patties in the pasture.

Bee keeping is only good for land from 5-20 acres according to Texas Ag department. Plus you would have to prove that the land was AG already for the last 5 years.

We need more info:

Did you recently purchase the property? No, how long have you owned it? Do / Did you have livestock present? Was it Ag exempt or Wildlife exempt?

Consider yourself extremely lucky sir. I had to pay high taxes for four years before my property qualified for the Ag valuation. Usually takes 5 years, so I consider myself lucky.

It's in Bastrop county and owned for 12 years. Looked at the bee idea but y'all are right it's max was 20 acres.
We will check the cattle association and see.

Hmm. They either inspected your property and didnt see any livestock or they sent you a 1-d-1 renewal form in January that you didnt fill out and send back in.

First case, I would get livestock out there ASAP if there isnt any, and then call them, and tell them to reinspect your property to see the livestock.

If its the second case, they sent out the form hoping you didnt fill it out and send it back in.

Remember, at this time I would not worry about how much money I could get for it from a cow man, just get cow's on it. You will save much much more money in taxes than you ever make by leasing it out. And that should be your goal right now.

If you google ' Bastrop county 1-d-1 ' you'll find a pdf from the CAD that gives all the particulars. I don't know how to link to it.

There is a big difference between AG use 1-D and Open space 1-D-1 as far as requirements go.

Unless the property / ag business is the land owners primary occupation and source of income you’ll want to file for Open space 1-D-1 property tax valuation.
