I looked at a lease and paid for 2 spots for myself and my wife that was posted on here. it was a established family style lease with a nice group of hunters. So far have not gotten to do anything except look.

But the landowners want to put the property up for sale & do not want to sign a lease that states if it sells we get to stay for the year it covers.

Lease manager will not pay landowners with out that being in the contract.

Seems we are between a rock and a hard place.

Lease Manager gave me 3 option's:

1) Wait and see if contract works out

2) Return all money and just walk away

3) Let the money ride and find a new lease for 17 guns / has to be a big lease

Selling the place and allowing the existing hunters to stay on could effect the selling of the land. I understand the LO not wanting that in the contract. I would not do it if it was my land. I would get my money back and look for a new lease.

Look at what land sales in the area are going for vs what they are asking for the place. That might tell you if it will be on the market a while or not. Also their reasons for selling. Court ordered because of divorce or having to disperse money to greedy siblings? Lots of variables.

Get your money back and find something else. I'm sure you'll find something just like it, or better, if you really look.

Just get out of the situation if you're struggling to decide on how to handle it.

Another option would be for the contract to state the land owner would pro rate & give you a refund for the days you would not get if it sells during the season.Myself , I would just get my money back & start looking for another place.

The sooner you start looking, the more at ease you will be. As it gets closer to the opening of deer season, there is less time to find a lease and there are more parcels of land being leased. Look now and your chances are better.

Get your money back, though selling land can easily take over a year.

The landowner is obviously correct in not stating that the lease will convey - that would definitely be a hindrance to most buyers. Don't count on him budging on that.

Don't be too quick to get your money back. Look for a new lease and if you find one , then get your money back, We are looking everywhere within 300 miles for another lease. It is early and leases are few and far between right now, hopefully we can find something soon. until then just hold on and look. Your money is safe as can be, it is with mine .

I had a similar experience.

Owner told us he was putting the property for sale. We thought his price was too high and it would not sell.
Well, one month before hunting season begins, he call us and tell us he has a buyer. Buyers lawyer says we have to leave ASAP.

We got lucky since the guy buying the property was also a hunter and did not want to ruin our season. He allowed us to finish the season. I have read of other people having to leave a lease in a hurry because the property was sold.

If I was in the same situation again, I would leave.........it is not worth the headache.

All is good my friend. We have formed a committee to find another lease that will accommodate our group. In the mean time all our money's are safe with us and will not be handed over to the land owners unless or until we secure a contract as stated. At any time you feel like you won't out, just say the word and we will reimburse you the money. We hope you guys decide to stay with us. I had a good time showing you folks around.

Been through this before as well, one must have a contract to protect the term and exclusive trespass/ hunting rights. Normally you won't get this though. As for the OP question, I am actually on this lease and can say there is not an issue regarding getting the investment back. We are actively looking for properties that can support our full group and have a few leads. I have PM the OP since we haven't met yet. It is a difficult situation as a lot of our hunters have invested quite a bit into management, etc. but that stuff happens when either you don't own the land or have a long term contract in place.

Thanks for everyone's input: I agree there seems to be no long term future on this piece of property. But I did like all the hunters I met so far from the lease and think it would be a great bunch to hunt with.

So for the time being I will let it ride and hope we can find a lease for all of us to enjoy. I don't have any trust issues with the acting Lease manager & he has treated me right so far.

Get your money back and go. That's to much money to spend on a "Maybe I'll get to hunt" situation just to lose your money and place to hunt at the last minute and end up with no money and no place to hunt. That sounds like the makings of a real bad deal for you. I wouldn't even consider a deal like that. I've been burned before and learned the hard way.

Man I'd bail. In the meantime hook up with Monte (mbennet) and shoot a few hogs. Once I get my new blind set I'll have plenty of room for a two man hunt and visitors are welcome. I bet there a few more guys that can offer you a hunt and then after you get a lease maybe you can get them a hunt on your place. It ain't perfect but it gets you in the woods.

Option #2. I'm totally confused by option #3.

Well after the acting Lease manager called me today and said he is done trying to make a deal with the owners kids. He is bailing out no matter the outcome. Told him to pull our money from that account and put it with the group going for a new lease. sounds like the group is fracturing with a few that still wants to stay on the old lease no matter the deal.

I have 17,552 acres for lease in big lake that won't be for sale as long as I'm alive. But I'm also a hard a$$.
