For property in Stephens County, how much additional, percentage-wise, would you expect to get for both surface rights AND mineral rights, as opposed to just the land itself? Just looking for a general estimate. Thanks

Surface rights next to nothing extra, as the owner that's pretty much a given unless owning an easement or something. Mineral rights, it depends on whether prior identified minerals and especially how many have been prior extracted. I would say up to $200-$500 additional per acre, maybe more if prior identified good producing oil property...

Surface rights have some value just not as much as both surface and minerals/royalty. Surface rights you can say what, when and where it happens as far as damages or if you want to allow them depending no the lease. Minerals/royalty you get to walk to the mailbox for the check. I have a friend who had surface rights on the front part of his ranch and was able to keep them from doing any surveying on the land that was not accessible without his permission. Surface rights were of great value at that point. The value of any rights would depend on the amount of past or current leasing and production in that area. I know of one O&G company that just sold their producing and un-drilled minerals and royalties in the Eagle Ford for about $10,000 per acre on about 21,000 acres. I would not own land without some sort of surface rights and/or % of the minerals in active play areas.
