I have picked out about 10 acres that I plan to purchase but need a surveyor to come out before I do so. I am new to this so I have no idea how much it will cost. The acreage is a solid square that is already fenced on 3 sides.

How much should I expect to pay?

My guess is $500-$1000 would be about right.

There really isn't a set price or average.
A lot of factors go into the pricing.

I'd ask the seller to provide the most recent survey, or if it is being split off of a larger tract they should already have one.
Of course you can ask the seller to pay for / have the property surveyed.

I would budget $1500. Probably be less but like the others mentioned, it depends. Fences don't really matter unless they are going to be the new property lines. If the surveyor has to start from scratch and also provide the new legal description, then it will cost more.

Lots of things can go wrong with a survey and that is why some sellers do not want to provide one. Fence lines out in the country get moved often over the years for many reasons plus in a lot of places the property goes to the center of the road. Land you pay for but can't use.

If a new survey is required, make sure you have a clause in your purchase contract that either party can back out if the survey is off my more than 5% and you only pay for what is there. The last ranch I bought was 5 acres less than what was stated on the tax rolls and what they said was there. Saved me over $10K. PM me if you have any more questions.

Yeah, there's not going to be a set price. In a perfect scenario, 2-$400, but could get expensive quick. If you are cutting the acerage out of a bigger tract and all the neighbors property markers are in, simple. But if markets are missing, property lines are off, and other factors will influence price.

It runs anywhere from 125 to 300 an hour depending on firm use a local small firm and you should be around 125 an hour. If they are just re confirming boundaries it won't take long but if they have to find boundaries it will take longer.

Depends on if they can find a recent survey, if they have to go pull deeds and recreate the property or if they have a platt. I do not think you have to replat over ten acres of you are cutting it from a larger property.. If it's a simple boundary survey not much. If the property is thick and they can not use gps, they will have to cut line and traverse through there. Sorry this didn't help much, but a lot of factors can affect an estimate. I have been out of surveying for too long now too.
