Deer can get very large with 150-160 plus coming out of there every year. If next to larger ranches with little hunting pressure a plus. If on the river a plus. Wheat is king and will improve odds greatly. Otherwise can be tough hunting. A bunch of hogs. Good turkey if on river or good creek with big trees. Do your homework on the place. It could be great with decent numbers or could go many hunts without seeing much. Factors above greatly influence deer numbers in that area. Pm if you want more info.

I would also say you need a minimum of 500 acres per hunter to hunt this area with sustainable numbers for future harvest. Again, factors above can influence that. Drought 4-5 years ago hit this area hard like most of NW TX. There was an impact on fawn survival in that age class so the impact on 4-6 year old class of deer today will be seen.

Bare minimum 500 acres per hunter. More realistic is prob a hunter per 800-1000 acres.
