FYI - I am about to have the Realtor lower the price. Now, before anyone goes, "why?" We had a realtor that irked me.. heh...they shot a low-ball bid across us. We rejected it..they shot a counter, we countered...they sat on it telling us they were working on the paperwork, then just disappeared. So, because it is getting close to deer season and I would laugh my butt off if they saw us lower the price and sell to someone else for what they said they would take it for, I am going a little under that :P We lowered the 77 acre tract to $199,950 and if you tell my realtor you saw it on THIS site, I cannot say he will lower the price, but I can say he will take it into consideration when negotiating..."...I tried.. gotta follow the Realtor rules.. heh I know, not a huge deal... but I would love to hear someone on here got it and see how they enjoy it through the years....and.. honestly.. would laugh my back end off to see the other folks not get it.. heh Anyway, it is a beautiful place, with all sorts of exotics... yes, it has Wifi and cameras.. you can turn them off if you like.. but WE like to watch the deer while at work...like this guy below. The listing says there are 3 other tracts available ,,,, if they are all 77 acres and sold to 3 different people your hunting quality will be close to nil. I would either clear up that issue or delete it out of the listing,,, let the buyer find out about it after you have your money. Rule #1 when buying hunting property is what is around the property,, most realtors, buyers and sellers ignore that issue. There was a guy on this forum that had divided land into 20 acre tracts and advertising it as prime hunting property. lol

Hrm, not a bad suggestion. I will see about having him do that.
The other tracts are 106, 103, and 45
Personally, I would rather the entire 331 goes to one person.. heh.. but, too hard to do that.

R Not if it's cheap enough... LOL! Very true. Well, we have comps and are pretty confident that we are lower than most anything out there AND have one of the nicest places. One other place a few tracts away.. not a bad place, but they are almost $3300 an acre.. listed, not sold.. heh. THAT is a crazy price, but the comps put the price at over $725k, and with the recent changes, and wiggle room, we are far below the comps.. so, eh. I hate selling it, but would love to find something closer. We have a lot of interest, but the damn rain is keeping people at home. If it ever settles down, people are lined up to see it...just lined up.. at home.. lol R
