I’m posting this property on a few sites before i list it with an agent. I thought someone might be interested in a hunting property in Rogers, TX. I bought this property 2.5 years ago as raw land along big elm creek. It is approximately 4 miles NE of Rogers on the bell/Milam line and is almost 100 acres. It has 50 acres of on each side of the creek with a passable bridge. I recently finished the 23,000 cubic yards of levee work to build the 4 compartment 16-17 acre wetland system. It is set up with an inlet system that will self fill with a 3-4” rain. It will also come with 8 acre feet of pumping rights from the creek. I built over a mile of 6” roadbase with 4-6” milled blacktop into the property. There is a 30’ permanent easement all the way from new colony road into the property.

The property is loaded with deer and has large timber blocks on each side. We see 15-20 deer every time we hunt. We passed several 3-4 year olds this year in the 120-130+ range and have shot a couple 8s up to 152”. There has been two deer over 160 shot on adjacent properties. The wetland is pumped and is currently holding 750-1500 mallards and teal per day.

I’m asking $455,000 to get my investment out plus a few $$ for 2.5 years of work/Time input. Feel free to share this. Here’s some pictures. Raw land this closecto temple on big elm sells for 2750-4000/acre with zero improvements.

Duck marsh is the dark bulldozed area.

4 compartments have an inlet set 18” above grade that will fill the entire marsh from a 3-4” rain with surface run off. It also graded flashboards set where you can fill all 4 compartments from one corner.

The grading was shot with a survey drone.

The 15 acres in the front grows sunflowers exceptionally well with good numbers of dove.

The wetland soils have amazing moisture retention. 1-2” rain in August grew 4’ tall jap millet.

The first year we fed the birds tons of corn and did not hunt it once. By the end of the season we had 1000+ birds imprinted on it. This year they cane back and brought their kids.

We let this deer walk for 2 years and shot him this year.

225 lbs on the hoof.

Here’s a few that walked this year.

And there’s a herd of about 20 elk that come through regularly. Everyone is letting them slide except the big bull got popped.

Obviously high fence escapees. Bell/Millam counties aren’t in SE Texas

Talked to a buddy that hunts near Rockdale, said he's seen elk twice in 5 years. Must be a decent population of them in the area.
