What is a rough estimate on per acre pricing for a deer hunting lease for north of Victoria area on approximately 75 acres of a 400 acre cattle ranch? I know it is probably dependent on a few variables, but I am just looking for an idea on pricing. If you do not know per acre pricing any suggestion on pricing for that acreage is a big help. I am just making sure the price we were quoted is not out of hand. Thanks in advance.

$12 an acre minimum, more if there's a house, water, elctricity, etc.

smaller places are usually going to be higher per acre.

You have 2 identical threads going, this is the response I gave in your thread in the Land & Leases section.

Without knowing the details / variables impossible to throw out a number other than between $6 ~ $24 per acre.

Being within 2 - 2.5 hours from both San Antonio & Houston probably be on the high end just due to proximity to major cities. It is worth whatever someone is willing to pay.

What price were you quoted? That may help us know directionally whether price is appropriate.

Thank you for the response in both sections. I put in both sections for better feed back. It is a heavily wooded area with a tank. 50% of land is sugar sand. No electricity or water.

That doesn't say much, 75 acres of 50% heavily wooded 50% sugar sand isn't worth much in my book for cattle grazing.
Will there be livestock on the property?
What is surrounding it & and what is going on on those properties is equally as important when talking about hunting small tracts.

You don't provide enough info to give even a semi accurate price range.

I do know, properties that close to 2 major cities will bring double to triple what most around here would think reasonable.
Like I said, best guess / rough estimate the high end of $6 - $24 per acre.
I know a bunch of places that lease for a lot more than that.

This type of pricing has really went out the door these days

That's a 1-1.5k year lease if it has animals and the guy is looking to lease

I have one that's 250acres for $500 but it was a knock on tha fellas door type lease not someone who intended on leasing.

Depends on the deer density....how bad you want a deer lease. For that area, deer could be shot out which calls for cheap lease. Sometimes when a lease is advertised it is over charged...people lease it ...not seeing any deer..will take deer to get their moneys worth which makes the problem worse. Good leases are not cheap and not advertised as there are waiting lines to pay whatever is asked. The only way to know if it is worth it is ...if it is affordable for you ..lease it and give it a try. I have been in a position where I would have given more than a place is worth just to have a place to hunt. Hunting leases are hard to find for sure. I hunt around this area ...some places are good and some are not. Just a gamble. What will you give is the answer. 75 acres is not much land to hunt on. With deer density like 15 acres per deer....and a ratio of 1.5 does to one buck you will be looking at 5 total deer and will have 2 total bucks and 3 does. Some places doe permits are issued one per 125 acres ..which means you would not have any doe to hunt only bucks. This I think is a antler restriction county(Victoria and Dewitt counties are antler restriction counties). You may not have a buck which measures up to harvest. So, in saying all this I have to say it may be a place to go but you must have a reality of no deer to hunt.
good luck, just having a pace to go to may be worth it anyway---if I cold afford it ...I would lease it
