GF is getting flown out to an interview in San Angelo. Looking to move out next June. Hows the area? The hunting?

We are looking to buy between 500 and 1000 acres possibly out a few animals on it. Doesn't seem to be much water in the area.

Any general info about the area, especially if you like living there would be appreciated.

This is my first post. Even though im in Texas once a month I am really looking forward to living there.

Welcome to THF. Angelo is a nice town, I spent a lot time down there years ago, so my opinion about anything is outdated.

For a big town, I really like it. I love the area and the hunting. Lots of deer.

San Angelo is a nice town. Historically a ranching community but last few years, a little more oil and gas. San Angelo is the trade center for a pretty big chunk of southwest Texas. I live about an hour SE in Menard and know the area pretty well.
Adios,
Gary

dry climate, college town, lots of deer in the surrounding area, good dove hunting, hope you have lots of money to buy 500-1000 acres.

welcome

I like Angelo, but I like small cities and ranching culture. Really just depends on what you like.

It's big enough that it will have most of what you want, unless you have spent a lot of time in urban centers frequenting high end restaurants and performing arts. And it will still have good steakhouses and some of the latter because of being a college town.

There is not much surface water on ranches in the area. Lots of groundwater. You'll see lots of wells feeding above ground tanks which then feed troughs in the pastures.

It’s not for everyone. Brutal climate at times. I can live anywhere I want, so I live on a ranch. But, if I had to live in a city I’d live in Angelo. Awesome people and culture.

I lived in San Angelo for 5 years and loved the place. There’s very few jobs in town that allow you to make a good living or I’d still be there. When I retire I’ll move back to Angelo and have a place down at Amistad to hide out and Fish when I get tired of listening to my wife.

I grew up in San Angelo. Lot of good memories. But it does have a "small town" mentality, for all that it is good and bad.

People can be some of the hardest working, friendliest and most supportive there are. They can also be the most judgmental and gossipy.

As for the hunting? Well, depending on which way from San Angelo you go. I know that within 60 miles of San Angelo there are places that you can fill a tag in one weekend, based on how picky you are.

This is in NO WAY scientific, just perusing listings on internet. A couple on Zillow seem to be listed in the $2500-2900 per acre range. One up near Ballinger at roughly $1700 per acre. Of course, prices will vary greatly based on home on property, available power/water, tanks, etc.

I tell you though, looking at the photos makes me want to get back in the market. There are some really neat properties over that way.

I lived in Barnhart (southwest of San Angelo) for about 2 years working on the drilling rigs. I know when oil was around $100/bbl, it seemed like the deer population would have been wiped out by water hauling trucks. Saw an insane amount of large bucks dead on the side of the road. But, that was 7 years ago. Check out Field and Stream in San Angelo. Awesome outdoor shop. I bought 2 1911's from them and a 45lc ruger vaquero. They also carry all the saltwater tackle for the coast. Cool place with some really nice people

I'm in Angelo nearby everyday, grew up here and it's a decent town. Summer is hot, city water is terrible to drink and there a Mexican restaurant on every corner it seems. I'm in construction and it's growing, three Walmart super centers, two Walmart markets and two HEB's and an Academy. College and military town, laid back and fairly quiet. Decent land is started around 2500 and up.

I am up that way every couple of weeks for a few days at a time. It seems like everyone is really friendly. It doesn't matter if you go to the grocery store or the feed store, friendly people are everywhere. The "city" bug has never bit them folks.

Biggest 'small' town I've ever lived in. Great folks, all in all. Some good retail gun shops in town that carry a good variety and have pretty good customer service. Easy to get around in. Decent to pretty good housing available.
As for the city water, compared to Odessa, it's spring-water fresh! wink

That was my running town in the late 60's and early 70's. I knew how to get anywhere I wanted, now if I get on that damned loop I may land up in one of the small towns around San Angelo.

Here is an online newspaper. http://sanangelolive.com/

One of the top stories for today. http://sanangelolive.com/news/business/2017-12-19/ricky-villarreal-against-county
Quote:
SAN ANGELO, TX — Bail bonding is big business in San Angelo. On any given night, there are 450-500 defendants and offenders incarcerated at the Tom Green County Jail. With the right approach, with aggressive marketing, the right person can make a splash in the local market.

I can speak for the schools, my DIL teaches at Central HS and my grandsons have gone to school there. Strong education system, but like anything else, you get out of it what you put in it. Local golf courses are also top notch.
