Getting back on an old Quail lease and since some jackwad started a fire last year with his UTV, now the landowner is requiring anyone with a UTV on the property must have a half million dollar liability insurance policy. Do any of you have to do this? It makes sense to me, If I were a leasing landowner I would require the same.

good policy but I would have to question why the 500k amount?
barns, outbuildings? home?

seems kinda hi for just some grassy pasture.

I'm required by landowner on new lease. I had the utv policy before getting on the lease. Better safe than sorry, it doesn't cost that much

Seems like it would make more sense for the landlord to have their own policy and then each person on the lease has to pay their pro-rated portion of it.

Other option is that UTV is listed under homeowners/auto/personal property policy with $500k liability limit.

If there are crops that could burn, depending on size, I would think that 500K might be reasonable. Even if LO has crop insurance, having a back up would give a good security blanket.

Definitely seems high, but might be intended to weed out undesirables applying to lease.

It's a 34,000 acre ranch, there are pastures with nothing and there are pastures with ranch hands houses (two nice rock houses) then the Ranch headquarters/ landowners house is a huge brick home plus kids houses on a couple pastures that are 150-200,000 homes plus hunting lodge for the deer hunting operation, barns, etc. like I said, I get it, just wondering how many others are having to do it.

It's is not what you're saying but your comment reminded me and thought it worth mentioning. For those guys who added the UTV on their home owners...make sure it covers and accident/issue off your property. I paid for coverage 3 years and was shopping insurance only to find out I was not insured w/ my UTV off my property...I had to get a separate policy for the UTV.

To CCBDM...I haven't ever had a property owner ask that but it makes sense and I wouldn't have an issue providing.

I've only had one lease which required it, $1m. That lease was the only one I've been on where there were buildings (including residence). The amount the landowner required roughly jived with tax roll so I didn't have an issue with it.

I paid $160 annual premium which included full coverage and 500,000 liability. Got it through progressive online

I just got my quote, he was saying he figured it would be around $150/year but the quote came in at $100/year for $500,000 coverage. I don't think that is bad at all.

500k is cheap then.

We had a fire on the lease i am that was started by an ATV. Not damage on our ranch but lots of damage on neighboring ranch. Fences, pins, grass, etc. Eat up 500k in a hurry. Nice to have that coverage plus a million dollar umbrella on your homeowners.

I am convinced it was started by spontaneous combustion on a very dry day with lots of dust with a lot of shattered grass in it that exploded and caught the pasture on fire 5 foot from vehicle. 5 guys saw happen and could not get under control before it was out of control.

Nice to have the coverage even if land owner does not require it.

If you are quail hunting off of an atv very foolish not to insure atv and truck.

I make the lease guy that leases from me for dove have one.
Where are you guys hunting this year?

How about a list of Insurers that offer these type policies? Would not have to be a complete list of all, but maybe top 5-10? Best bang for the buck and maybe some that actually paid on the damages.
