I recently listed my 70+ acre Freestone County farm for sale with a local broker in Buffalo. Please contact Clayton Hays with Re/Max in Buffalo 903-388-6688 with questions or to schedule a showing. Here is a link to the listing:

http://www.landsoftexas.com/property/70AC-South-I-45-Feeder-Rd-Buffalo-Texas-75831/4305759

This is a great small hunting property located about 3 miles north of the Leon County line and Buffalo with easy access off I-45. This property sits right up against the now closed Jewett Mine which has been active in the area for about 30 years but is now is various stages of reclamation. I recently acquired this tract in a land trade with the mining company in exchange for some land that had been in my family for many years, but was inside of the mine area which restricted my access.

New property lines were just cleared with new fencing on 2 sides and a brand new survey was just completed.

Because of activity and reclamation work done at the adjacent mine site, this property boarders what is essentially a several thousand acre nature preserve which has allowed all the wildlife in the area to thrive. There are very big bucks on this farm, especially for this part of the Post Oak Savannah Region of Texas. Hogs, varmints, dove and small game are also plentiful. This particular property has not been hunted in at least 20 years and I only have the feeders and trail cameras out to survey before this season.

I'm only selling to fund a lake house that the wife and kids want....this place has the potential to be a real honey hole. Come take a look before the season starts.

For sale only and not for lease. *Disclosure* I am a licenced real estate agent in the state of Texas.

Thanks, and yes, it's amazing to see how the lack of hunting pressure on all that mine land over all the years it was active has transformed the deer herd in the area. This was a buck that was on my old place across the mine area only about 3/4 of a mile from this tract I am selling.....definitely an above average deer for Freestone County. That is a mine haul road right behind him and didn't seem to bother him a bit.

*****Price just reduced to $199,999 - $2,855 per acre******. Bow season is here, come and get it.

Also, the gas well/pad that is on the property is no longer producing (stopped in November 2016) and is shut in. I don't have a definite timeline for when it will be removed, but should not be a long term deal.
