My group is getting off this lease and I wanted to help the landowner find a replacement group. He has been a great owner to lease from so I want to make sure this next group will be respectful to him as well as the land.
Specifics: Lease is just north of 180 East of Snyder / Hobbs TX. Over 1000 wooded acres with some elevation changes. There is a section attached with cultivation that landowner allowed us to hunt (mainly birds and a few deer). I can go into more specifics of need be. Water and electricity is available / you can work with landowner on specifics. Whitetail / hogs / turkey / quail / dove / varmints This is not a trophy deer lease. Majority of bucks were around 110-120 with a few bigger ones here and there. Last few years have been getting better and better in the quality as numbers increase. Each member averaged 1 deer a year. Lease was excellent for birds (quail & dove) and plentiful turkeys in the past. Several tanks on the property (currently dry due to no rain) CON : Active ejection well on south side of property / very minimal activity CON : County does get gravel at a few sites to maintain County roads etc. Have seen equipment out there and dirt moved / but never physically seen anyone during hunting season.
We leased it for 7500 total. 3-5 hunters (we had 4) I can Email you pics of deer if interested. I am not making anything off this deal, but landowner asked me to find another good group that is why it's on here and not craigslist. Again, this is not a premier trophy lease, however this is a lease where you can take your family and friends and have a good time.
There are a few more things we need to get off the lease which I might do this coming up weekend and can show it then as well and have you meet the landowner.

We did not go enough to justify having a lease. 2 of us bowhunting in Kansas / other member's kids are involved in sports and he is not available most weekends etc etc...

There is a single wide that we used the bathrooms / kitchen but slept in campers. It would take a lot of work to get it back livable - overrun by the natives. There are a few tripods and run down blinds existing / no feeders. No food plots to speak of, but there is a 100+ acre field that he usually plants winter wheat in that is attached and can hunt off of. Owner would allow you to create any food plots you would like, however problem is its West Texas and rain showers can be few and far between. All property is in Fisher County.

I've hunted this place as a guest a few times. I honestly have sat for one hunt and not seen a shooter buck. We have limited out on Dove several hunts. The only reason I didn't lease it is because I was offered a spot on a lease before I knew for sure Fergy and the others were getting off.
OBTW the land owner is a great guy.
