What am I supposed to be outraged about?
$2,250 for a spot on 4,200 acres, at the hunter density of 1 guy per 200 acres, sounds like a good deal to me.
Not everyone is looking for the cheapest lease possible (often with each hunter getting less than 100 acres).
Not to mention, if someone doesnt like this lease, they surely don't have to take it. Ain't nobody putting a gun to anyone head & demanding that they pay $2,250 for a lease.........if you don't like it, don't lease it.

That's not a bad price...if it produces bucks like the one in the photo pretty consistently it's actually a pretty good price and then there's the camp issue...does it have a cabin, water electricity etc.

In this area that's twice as many hunters per acre maybe 3 times even than you should be hunting per hunter IMO.

That's the new normal.
I have my doubts the place regularly produces bucks like that or he wouldn't have to be on FB looking for hunters.
I learned long ago you can't reason someone out of something they don't reason themselves into.

This country will hunt about 1 person per section. That being said, if anyone gets on this place, go ahead and shoot it up the first couple of years because after that with a gun per 200 acres, it will be worthless.
How come everybody I meet is a deer hunting expert?

At my place in the hill country, you need 1 per 50 just to keep doe population in check. And unfortunately, we don't have it so I see 50 deer every time I hunt.

Considering that Wichita County is a 2 buck county it probably wouldn't last one season depending on the hunters. If you had no more than 7 good selective hunters on 4200 acres I'm sure it could be a great place. I wasn't referring to the price as it's actually below average for the area.

Another thing to consider, although it isn't posted in the ad or in the thread here, is some farmers just want the land overhunted to keep the deer out of their fields. The farmers are not interested in deer quality or deer density or deer herd management, their definition of deer management is shoot them all.
So it could be this place is just looking to get rid of a ton of deer and keep the critters off the wheat...

I am fairly certain I know the guy looking to lease this tract. He has been on it for several years and it does produce quality deer. If memory serves me correctly he typically leased the 2400 acres and found a different group for the 1900. It was initially a business lease for him and his partners to take customers. However the last few years it took a different route with the company not paying for it.
I had to drive past this tract on the way to my lease the last 7 years. According to his game camera pictures they had a significantly higher deer density than we did 5 miles up the road. We saw very few doe and he had pics of 6 to 10 at a feeder at a time. I can't speak for this lease specifically but the one I just turned back we shot several quality deer off it over the time frame we had. A 132in 8pt up to a 152 10pt. We hardly ever saw doe and our density was much closer to what has been mentioned in this thread.

how would you manage up to 21 hunters on 4200 acres access to all, unless you have a designated approx. 200 acre area and have to have permission to use some other hunters area. Too many guns and potential conflicts, IMO but as other say you get what you pay for and I am sure he will sell out his spots.

There are numerous leases in West Texas with 100-200 acres per person that don't have issues. In East Texas, I have seen even less. We have around 300 acres per person on our place, no designated "areas", open stand policy (if you aren't there, anyone can rifle hunt your stand), etc. It isn't that hard and would be even easier if you just kicked off the problem child instead of dealing with them. I am not familiar with the area that this lease is at though as far deer density and age structure, so can't say it is a good deal or not.

Interesting listening to all of the deer experts who have never hunted that area or driven through it very much My inlaws have lived in Wichita Falls since 1998, I have been around the Bowie and Jacksboro area a ton since the mid 1980's. Even though I have not hunted that specific area, I have driven a lot of the back roads that run through it and there are decent deer numbers with good body size. For $200.00 a gun and 200 acre for each gun that is a very good deal if it is legit Heck there are a lot of outfitters and day hunts that charge $200.00 just to try and shoot a doe! Like everything else in life, if it sounds to good to be true, it probably is

Smoking Poor Quality Dog Food Again I guess Going to have to get me some Purina High Pro Glow next time Hell I thought it was $2,250 for the whole deal (2,200 acres) Okay I would like to revise my statement $2,250 for 200 acres per gun that's = $11.25 an acre. If and that is a Big if there is good deer numbers on that place then it is not a bad deal considering what it cost the closer you get to the metroplex. Also 1 gun per 200 acres in an area that has good deer numbers is not bad. I hunt on 80 acres and realistically only hunt the east 40 acres and see a lot of deer! Any B&C record no but a lot of nice deer. Like txshntr mentioned earlier. Back in the early to mid 80's I hunted a 500 acre lease with 5 guys SW of Abilene, we all saw a lot of deer. It all depends upon the property and deer density

I'm up in that area, maybe on the same lease lol. No deer that big ever showed up on 4 game cams between four of us. Fact is no trophy buck ever shot in 2 years as its a trophy lease we are on.
