how would you manage up to 21 hunters on 4200 acres access to all, unless you have a designated approx. 200 acre area and have to have permission to use some other hunters area. Too many guns and potential conflicts, IMO but as other say you get what you pay for and I am sure he will sell out his spots. Here's the short answer: You won't. There's nobody I have ever met in hunting 30+ years that knows 20 other guys that would all be on the same page on a deer lease where each man has 200 acres to hunt. When you consider that the first rule of thumb is to always consider worst case on a deer lease IE everyone will be down on the same day and everyone will want to tag out on their deer. I never get on a lease that doesn't take that into consideration and have minimized my bad experiences over the years leasing land for hunting. That's a 7 man max lease and I don't care if you've lived in a farm house right next to this very acreage since the Dust Bowl, it won't hunt more than 7 guns and be considered a Trophy Deer Lease. If it's a two buck county as someone stated, I wouldn't hunt more than 5 guys if it were a family lease and a trophy lease. That all being said, this area can be very good deer country but if you can wave at 20 other guys from stand to stand, I wouldn't waste my time or money.
How come everybody I meet is a deer hunting expert?

I've been on leases with only 4 hunters and we couldn't all get on same page. I can't imagine dealing with 20. Sorry - to each his own though.

This sort of thing drives me nuts. It's starting to happen all across the state. Peaple are clueless. The landowners don't care about the wildlife. The hunters end up not caring either.

I just don't understand why some here are uppity. 200 acres per hunter is far more than usually offered on this very site for 99% of leases offered. It's usually 1/2 that or less.

This country will hunt about 1 person per section. That being said, if anyone gets on this place, go ahead and shoot it up the first couple of years because after that with a gun per 200 acres, it will be worthless. Yep

I guess there are some in the rolling plains and panhandle but for the most part lots of hunters on smaller acreage occurs in the hill country where the deer density is several times what it is in the area we are discussing here. Our lease is right at 5000 acres and we have have 5 deer hunters on it. Granted we are 140 miles west of wichita falls but I wouldn't want any more than 5 on our place.

I saw that too Mike. I'm on my biggest lease yet this year and can't wait. I'm fortunate to be hunting 4800 acres with 6 hunters. We are in Dickens County

I'm up in that area, maybe on the same lease lol. No deer that big ever showed up on 4 game cams between four of us. Fact is no trophy buck ever shot in 2 years as its a trophy lease we are on. They are using Indian Corn....... makes ALL the difference in horns and body size!
I'd ask him if he's pregnant. He missed a s__tload of periods. I'll take "things that look like a uterus" for $200 Alex.

We have more than 200 acres per person on average, but I would say we are doing alright. Just because you can't or won't manage it, doesn't mean it can't be done. As far as everyone being on the same page...deer lease management at that level isn't a democracy. You either follow the rules in place or find a new place to hunt.

We have 6 hunters on 3600 acres at a similar price. If everyone is allowed to hunt at the same time in my opinion it would be dangerous.
