Lawyer for Land Purchase

I'm in the process of purchasing hunting land near Rule Texas. The land is currently in CRP and I would continue CRP enrollment. I would also like to build metal barn/camp on the land without jeopardizing the CPR. There is a meter box and electrical plug already on the property and an electric line running to an older water well which doesn't look like it's pumped recently.
I''m already working with a local realtor who we walked the property with and is not the listing agent. She is currently drawing up the paperwork for our offer.
Can anyone suggest a competent attorney?
I've read through the 16 pages of the THF Land thread. Any other suggestions would be appreciated.

I question why you want to involve two realtors and an attorney? seems like a waste of money. I could understand getting a lawyer involved if there wasn't a buyers agent, but that seems already in place. So, why the lawyer too?
I suppose I could also see a lawyer being used if this is a cash only purchase and not being financed...

Always good to have a lawyer involved if you want to be sure. Our real estate agent recommended we have one look over everything if we had any doubts. Money well spent IMO.

be aware that you'll assume any debts or tax liens. the real estate agent sure won't tell you. i'm glad i had a lawyer and title insurance on mine. some liens showed up after the fact that the title insurance took care of. good luck

Sale involves mineral rights, which the owner claims he has but isn't sure how much. The agents contract for our offer looks solid but also states that they suggest that all documents s be reviewed by an attorney versed in land acquisition.

We went through the same thing when we bought our place. Owner was deeding over all mineral rights which was 100%. We asked if he knew for sure. For piece of mind we had our lawyer run a search. Turned out all good for us. If minerals are involved & there are questions about percentage etc, I would have an attorney run a search if it matters to you.

Not looking at mineral rights as a money maker. I intend to eventually build a home on the property and want to make sure I have a say in what gets put on the property. That is our reasoning too. Our first place we didn't have any minerals. Had gas line people coming & going. Our current place we can control any of that. We don't have any production etc. Probably never will, because of where it is at, but nice to know you can say no if wanted.

It's always preferable to control the minerals when you can. It gives you far more control as far as surface damages are concerned.

It's amazing to me who owners are not so sure about the size of property, mineral rights, etc... Seen it all the time. They do their taxes every year and lived there for years, but when they sell, they play the dumb game... I have a home too, and im not sure how big it is

Yeah, it's apparently more common than you would think. The realtor I'm working with told us she always includes a per acre price in addition to property the full dollar amount in the contract. The actual price for the parcel can then go up or down if a survey or other documentation reveals a discrepancy in actual acreage. 10% higher or lower are grounds to withdraw without penalty.
One place we looked at listed 202 acres but was actually 160 acres. Firgured out to be nearly a $50k price difference.

Speaking of not knowing, you'd be surprised how many parcels of land that any one CAD will not know who the surface owner is. I see this majority of the time in east Texas.
