Where do people find leases? Always lucked into stuff and never really had to look hard. Wanting to get into something for next season without much luck so far.

funny story, but I actually found my lease on here 6 years ago. I started a thread about a shady lease I had previously gone to look at (listed on CL). Another forum member started calling me shady by the way things played out.. after we settled our differences, he actually invited me out to look at his lease and we've been good friends ever since.
Seems word of mouth is the way to go... keep yours eyes open though, never know when something will pop up.

The best way is to network with other hunters. The deer season is almost over. The hunters on a lease should have an idea about openings for next season. The time to look is now. This is also a great time to hog hunt, and get a lease scouted/set-up.

I talk to a bunch of people and so far no luck. May be timing it still but I'd like to be ahead of the game or I'll just stay on the place I was at although in 4 years I've yet to see a mature deer. Passed on a tiny buck which was the only buck I've seen in daylight.

4 years, & you haven't seen a mature buck? Where abouts is your lease? How much do you hunt?

This was my exact situation at the lease I left last season in Brown County. Everything was nocturnal. I am pretty sure the deer out there had read the TPWD outdoor annual and could tell time because they knew when shooting hours began and ended. My buddy and I are still looking for a new place as well. Good luck!

problem is you're looking for a 'shooting lease'

you already have a 'hunting lease'

leases are out there, but when folks say they have to be

X hours from Y
so and so class bucks
house with electrics and water

that's a turn off for some lease managers and landowners

Network, network, network. Church, friends, work, clubs, etc. I think jumping on something found on CL or other ad can be pretty dicey.

Before buying my place I had been on several leases and have one other piece of advice, make sure your style of hunting fits with your lease partners. Maybe spend some time in the off season with one of the others at the place and understand how they manage the lease. Look at game pics, open areas for your blinds and feeders, etc. It is my experience that if you come on to a lease as the junior hunter, it takes time to feel at home, even when you are spending the same $$$ per year. I was on a lease where the senior members tried to tell me where, when, and how to hunt - and they weren't just making suggestions, but more directives. No thanks! Being on a lease with like minded partners can be a great experience, but even the best piece of land, with bad partners, can be a truly cruddy experience.

Place I was on is north of Lufkin. Hog central. I kill probably 50-60 a year easily so that's a big issue. Timber company land which leads me to believe a lot of traffic. I enjoy killing hogs but a deer would be nice. They did the survey this year and according to them there are roughly 400 deer on propert if I recall. Was mld years ago so at one point it had deer on it.

And most of the guys on it go to get away from wives and drink beer all weekend and never even hunt.

I found my current lease on here in this forum. I found a previous lease on leasehunter.com - from what I can tell and have heard this is probably the best lease listing site. You'll need to be checking the sites often, responding quickly to openings, and ready to go view and pay in cash in short order. The early bird gets the worm. Good luck with your search.

Have cash on hand and be willing to part with it. There are some good leases out there but they are hard to find.

As was said, networking is your best bet. Almost every lease I have been on that was worth a dang came from someone I met or talked to at one point or another. I have looked through a lot of lease sites and called on a bunch, but they never seem to work out.

My lease that I have been on for a long time has a waiting list. I advertised one time on here because we had to fill a spot quickly and at the last minute, but most years there are at least 4-5 members that have someone that they want to get on.

Keep plugging along and keep looking. I wouldn't limit my search to one place, I would look anywhere I could. You would be surprised how many people still take out ads in Newspapers too and there aren't near as many people that are reading the classifieds anymore.
