Hello all, I am new to this site and thought I would try my luck. I am currently looking for an annual deer lease for 2017 and hopefully there on. I already have a group of 5 friends/ family who are willing to go in on something. Our budget is about $2,000 a piece. Preferably something 2 - 4 hours from Houston, Tx.

My question is this, since I havent leases since back in 1990, what suggestions do you have for us finding a lease? With all the lease finding sites that require a fee its hard to know whether they are worth the money or not. There isnt much on Craigslist besides outfitters offering guided hunts. With that being said I was hoping for some advice.

I actually thought about taking a weekend trip and asking door to door, business to business in some of these small towns and simply introducing myself and explaining what I was searching for in hopes of some leads and guidance.

Any advice through this site would be greatly appreciated.

best way to find leases is to offer

finder's fees

mininum $300

the more you offer , the faster you'll find one

I check satellite imaging of known good hunting areas. Then I drive that area and offer the farmers money. I currently pay $750 a year total split between two guys and we shoot great bucks every year.

The best leases aren't found on lease sites. Knowing the right people with the country to lease and leasing directly from L.O.'s is the only way I would lease. I realize not everyone can do this; however, having the contacts and resources to do this AND having done it the internet and broker way back in the day, I can tell you word of mouth, good contacts, etc... is the way to go by a long shot. The evidence is right here on these pages with the large # of people looking for leases. Good leases in large #'s don't exist anymore.

Welcome. Don't bother with the lease finding sites and stay away from Craigslist for a lease. Get all your friends that are going to be on it to check with everyone that they know that hunts.

This is what my dad did 10 years ago to find our current lease. (minus the satellite scouring). He just drove out to the area we were looking for on weekends and started knocking on doors. Took him a few weekends but his gift of gab paid off. He didn't talk money, just talked up the rancher for awhile. Before long the're best buddies and cost was low. Rancher was just tired of dealing with flaky lessees.

The best leases I have been on were found by contacts or word of mouth. Before the internet, there were leased advertised in the paper. They still are, just not as many. If you look at craigslist or similar sites, you will see some leases that appear good, but don't get filled, or are advertised every year. That is a warning sign. I am on a current lease that I found on CL. Depending on what someone is looking for, it could be considered fair, or good. Either way, it is legit and I deal directly with the land owner.

Thank you all for your advise. My initial thought was to go door to door as several have suggested and introduce myself and explain why I am there. If they dont have any land then perhaps they may know of someone or can help me spread the word. I too was a bit skeptical about the lease finding sites so I am going to go with my gut and invest a few weekends out of each month and see how it goes. I think with persistence I will eventually find something.

I will keep this updated as my lease quest continues. Thanks again for the excellent advise.

Don't forget to check with the feed stores for info on a lease as well.

Great info here. I myself am searching for a lease for our group of 5 guys. Exhausted all efforts online, now it's time to pound the pavement.
